Everyone using Appraisal Ally gets an occasional summary of what shipped — not an email every release, just the ones worth knowing about.

On the roadmap

What we're building next.

Targets, not promises — dates move when quality demands it. When one of these ships, it graduates to the release log below.

  • TOTAL desktop integration

    Awaiting a la mode approval

A direct bridge to TOTAL by a la mode. We have applied for their integration program and are waiting on approval, so no date yet. Today most appraisers bridge with a per-assignment Dropbox or Google Drive folder plus Google Calendar sync.

  • OneDrive + Microsoft 365

    Targeted fall 2026

OneDrive assignment folders and Outlook / Microsoft 365 calendar sync, alongside the Dropbox, Google Drive, and Google Calendar integrations that exist today.

Release log

Every release, in order.

The latest is up top. Patch releases (1.x.y) are bundled in the same shipping rhythm — we don't sit on fixes.

  1. v1.73.3Latest

Signup finishes, or leaves nothing behind

Creating an account was impossible for twelve days because of a database default the database itself rejected. That is fixed, and setup now creates your company and your profile together or not at all, so a failure can never strand a half-made account or show a misleading error.

    1 Improved
    • Improved

Setup now creates your company and your profile together, or not at all. If anything goes wrong, nothing is saved, the message says so in plain words, and trying again just works. Previously a failure could leave a half-made company behind and turn the next attempt into a confusing duplicate-email error.

  2. v1.73.2

One name for a due date

The same calendar event was named four different ways depending on which screen you opened it from. It now reads "Due date" everywhere, on the web and the phone, and the phone's home screen stops calling every non-inspection event a deadline.

    2 Fixed
    • Fixed

A due date on your calendar now reads the same on every screen. The same event was named four different ways depending on where you opened it — Deadline, Due Date, Due, or Deadlines — and one screen managed two of them at once. It reads "Due date" throughout now. An appraisal's due date and a final's are still told apart.

    • FixediPhone

On the phone's home screen, anything that wasn't an inspection was labelled "Deadline", so time off and meetings were misnamed. Each now shows its own kind.

  3. v1.73.1

    Google hears when you confirm

Confirming an inspection now updates its name in Google Calendar, which used to keep saying Pending indefinitely. On the phone, a held inspection keeps its own colour instead of turning amber, matching the calendar on the web.

    1 Improved1 Fixed
    • Fixed

Confirming an inspection now reaches Google Calendar. Changing the status wrote the status and nothing else, so the event kept the word Pending in its name in Google for ever and Google was never told anything had changed. A slot you're only holding is marked there too, so it stops looking like a confirmed appointment. A name you typed yourself is left alone.

    • ImprovediPhone

On the phone, an inspection with no agreed time keeps its own colour and shows as an outline, the same way the calendar on the web does. It used to turn amber, which lost the colour telling you it was an inspection at all.

  4. v1.73.0

    A held inspection looks held

Inspections you've only penciled in are now drawn as a dashed outline that says what they're waiting on, so a week of tentative slots stops looking fully booked. Calendar colours also come from the appraiser who owns the work, so everyone in the office sees the same colour for the same job.

    2 New2 Improved1 Fixed
    • New

An inspection you've only penciled in is now drawn as a dashed outline in its own colour, with a note saying what it's waiting on — "Holding a spot" before you've reached the owner, "Awaiting confirmation" once you have. A confirmed appointment stays solid. An unscheduled slot used to be drawn exactly like a confirmed one, so a week could look fully booked when none of it was agreed.

    • Improved

Calendar colours now come from the appraiser whose calendar an event belongs to, so everyone in the office sees the same colour for the same job. Every event used to take the colours of whoever was looking, so two people could describe the same inspection differently.

    • Improved

An event's colour says which calendar it's on and nothing else. An inspection waiting on the owner used to turn yellow, losing the colour that told you it was an inspection at all. The new outline works the same whether or not you've connected Google Calendar.

    • Fixed

The "needs an appraisal" warning on a stray inspection or due date now also catches ones you're still holding, not only ones marked pending.

    • NewiPhone

The More screen shows which release the app is running, next to the version and build you installed, and the date it last updated over the air.

  5. v1.72.2

Split invoices ask each client for their share

Delivery emails on a split invoice now bill each party their own share and tell the attorneys who has paid; completing an appraisal keeps the invoice's own payment terms instead of stamping Net 30; and describing an order with two clients to the AI creates both.

    1 Improved6 Fixed
    • Fixed

On a split invoice, every delivery email quoted the whole balance — each client was asked to pay the full fee, and attorneys were told one client owed all of it. Each client is now asked for their own share, and non-paying recipients see each party's share and whether it's paid.

    • Fixed

Paying your share of a split invoice doesn't release the report until every share is in; the email now says so instead of "Pay & Download", and the client who paid first gets the download link automatically when the last share lands.

    • Fixed

Completing an appraisal stamped a Net-30 due date onto the invoice whatever its terms were, so a due-before-delivery invoice was emailed as "due by" a date a month out. The invoice's own terms now decide: net terms count from delivery; due-before-delivery falls due at delivery and keeps its gate. The Complete form on web and phone shows the invoice's real terms, and the phone's Net 15/30/45/60 picker is gone.

    • Fixed

The invoice email on a pay-before-delivery invoice says payment is due before the report is released rather than quoting a date, and a share says which invoice it's a share of.

    • Fixed

Describing an order to the AI with two clients splitting the fee created the second as a related party, not a billed client, and it couldn't be corrected by hand. Both are now created as billed clients at their shares, and any related party can be made a billed client from the side panel.

    • Fixed

Telling the AI an order is retrospective now sets the retrospective value and asks for the effective date.

    • Improved

The "report ready, awaiting payment" notice to attorneys no longer suggests they nudge the client — it goes out in the same second as the client's pay link. It now says the client has the pay link, the report comes automatically once paid, and there's nothing for them to do.

  6. v1.72.0

Nothing lost to a stray swipe

Forms on the phone now ask before throwing away what you've typed, and the changelog here lists every release instead of only the ones somebody remembered to copy across.

    2 New2 Fixed
    • New

Forms on the phone ask before discarding unsaved work. Swiping down, tapping outside, or pressing back on a part-filled form — a new client, an inspection, an invoice — now asks first instead of binning it silently.

    • New

The prompt only guards a form you have actually changed. Opening a sheet and closing it again is never interrupted, and neither is saving.

    • FixedWebsite

The changelog was missing 130 releases — everything between 1.10.0 (June 11) and 1.67.0 (September 2). It was copied across by hand and the copying quietly stopped. It now comes straight from the release notes.

    • FixedWebsite

Some entries showed a raw "[MAX]" or "[iOS]" marker in their text. Tier and platform now render as a label instead.

  7. v1.71.0

Dark mode, and search that stops losing results

The iPhone app gets a proper dark mode you can set independently of your phone. On both the web and the phone, searches that had been quietly dropping matches now return all of them — including invoices billed to a client whose name is printed on the row.

    1 New2 Improved7 Fixed
    • New

Dark mode on the iPhone app. It follows your phone by default, and More → Appearance lets you pin it to light or dark instead — useful when you are working in a dim house and would rather the phone not follow suit.

    • Improved

A lender read off a forwarded order is now saved as a client, not just a name typed on the file. It shows up in your client list, is searchable, and can be billed — where before it sat on the appraisal as text and had to be added by hand.

    • Improved

Lists dim while a search is running. Search happens on the server, so nothing on screen used to move until the answer came back, which read as a frozen app rather than a working one.

    • Fixed

Invoice and payment searches could silently drop matches. Past a certain size — a thousand appraisals on the books, or more than two hundred matching records — the tail of your results simply stopped appearing, with no error to say anything was missing.

    • Fixed

A client you could find on the Clients page could be missing from an invoice search. Invoices matched on name and email while the Clients page matched six fields, so a client found by their company name existed on one screen and not the other. Both now search the same fields.

    • Fixed

An invoice split between two clients could not be found by either of their names, even though both are printed on it.

    • Fixed

Searching an appraisal by client name now works on the phone too. The web got this last release; the phone was still searching only fields stored on the appraisal itself.

    • Fixed

On the phone, opening a date picker inside the New event sheet and then tapping the backdrop could leave the app unresponsive to every touch, with nothing on screen to say why. Only force-quitting recovered it.

    • Fixed

The keyboard stayed white while the rest of the phone app was in dark mode.

    • Fixed

New event's steps now have their own Back row, so swiping down closes the sheet the way it does everywhere else in the app instead of stepping backwards.

  8. v1.70.1

    Honest emails

Asking for a new portal sign-in link no longer tells you your appraisal is ready, and this page no longer promises a release email it never sent.

    2 Fixed
    • Fixed

Asking for a new portal sign-in link no longer says your appraisal is ready. The link email now says what it is — which matters, because the reason someone needs a new link is usually that they are part-way through signing or paying, with the report still in progress.

    • Fixed

The subscribe button on this page pointed at the signup form while promising release notes by email, and the RSS link went nowhere. It now says what actually happens: everyone using Appraisal Ally gets the round-up.

  9. v1.70.0

Field-ready on the phone, and search that finds what it shows

The iOS app gains a satellite view of the subject property, headings that stay put as you scroll, and one tap from a scheduled inspection to the appraisal behind it. On the web, searching an appraisal by client name works, the client picker stops hiding lenders, and removing the last client on an appraisal hands its invoice over rather than stranding it.

    3 New1 Improved5 Fixed
    • New

See the subject from the air. The appraisal screen on iPhone shows a satellite view of the parcel — roof, outbuildings, lot shape, where the driveway meets the road — so you know what you are walking into before you drive out. Tap it for directions.

    • New

Replace the last client on an appraisal instead of removing it. The appraisal can never be left with nobody paying for it, and any unpaid invoice moves to whoever takes over rather than staying billed to the client who left.

    • New

Tapping a scheduled inspection on the phone opens the appraisal on its Schedule tab, instead of a middle screen you had to back out of twice.

    • Improved

Section headings on the phone's dashboard stay pinned while you scroll, and the property address follows you into the header of an appraisal — so a file you came back to after a phone call is never unidentified.

    • Fixed

Searching an appraisal by client name returned nothing, even with that client's name printed on the row. The search covered only fields stored on the appraisal itself, so the only way to find the file was to page through until you spotted it.

    • Fixed

The client picker on an appraisal hid every lender, so lenders you already had looked missing — and duplicates got created to work around it.

    • Fixed

The clients list narrows as you type instead of waiting on a round trip.

    • Fixed

Overdue and Due today on the phone's dashboard were reading only closed work, so current files never appeared there. All-day events no longer crowd Today's schedule, which lists what is happening at a time.

    • Fixed

A sheet's first tap went to dismissing the keyboard rather than the button underneath it, so completing an inspection without notes took two taps.

  10. v1.69.1

    Marketing audience and forms-software copy

Demo and internal accounts stay out of the marketing email audience, and the site names more of the forms software appraisers actually use.

    1 Improved1 Fixed
    • Improved

Aivre and SFREP are named alongside TOTAL, ACI and ClickFORMS, so appraisers on other forms software can see themselves in it.

    • Fixed

Internal and demo companies are no longer added to the marketing email audience, so a seeded demo account cannot take up a slot or bounce a campaign.

  11. v1.69.0

    Trial onboarding emails

New trials receive a five-part getting-started series over their first nine days, and every account's plan and subscription state stays in step with our email system.

    1 New2 Improved1 Fixed
    • New

New trials receive a five-part getting-started series across the first nine days — putting the first order in, bringing existing files over, the process board, the client portal, and where your work comes from.

    • Improved

Email preferences are a single Product updates list, so leaving it never costs you account, billing or support email.

    • Improved

Plan, subscription status and trial end date reach our email system as soon as they change, including the moment you subscribe.

    • Fixed

Site copy no longer implies a Google connection is required to send reports and invoices. Without Gmail they go out from Appraisal Ally on your behalf, with replies still reaching you.

  12. v1.68.0

Engagement letters on your terms, and questions about your numbers

Engagement letters get their own settings tab: switch the optional sections your firm actually uses on or off, and set the defaults every letter starts from. A new letter now starts from the appraisal instead of a blank page. On Max you can ask the AI questions about the Analysis period. And when an email to a client fails, you hear about it.

    4 New2 Improved3 Fixed
    • New

An Engagement Letters settings tab. Ten optional sections from the industry checklist — dates of value, property interest, type of value, scope of work, extraordinary assumptions, report type and delivery, court testimony, retainer, cancellation, and confidentiality and fee independence — switch on or off for your firm, and only the ones you keep ask for input. The defaults a letter starts from live here too: payment timing, header contact, template, and the signature-reminder cadence.

    • New

A new engagement letter starts from the appraisal rather than a blank page. The due date becomes the completion date, a retrospective effective date becomes a date-of-value row, and the scope of work starts from how you inspected the property.

    • New

Ask about my numbers, on Max. Follow the Practice Review with a question about the same period — why collections slipped, which client carried the quarter — and the answer shows its arithmetic. It may draw only on the figures already on the page.

    • New

Delivery failures come back to you. When an email sent on your behalf bounces, is marked as spam, or fails, the delivery history says so with the reason and you get a notification, instead of the report appearing to have arrived.

    • Improved

Client cards, rows, and the client panel show the firm, brokerage, or business under a person-named client — so two attorneys at the same firm are tellable apart at a glance.

    • Improved

The invoice dialog and the engagement-letter composer say whether the email leaves from your Gmail or from Appraisal Ally on your behalf, and an appraiser without Gmail connected can still send.

    • Fixed

A fee split now reaches the invoice from every path, and each share shows what the percentage comes to in dollars. Adding a client from the appraisal side panel no longer leaves the invoice billing one client for the whole fee.

    • Fixed

Editing a client keeps its name unless you changed a name field, and client search matches the firm as well as the contact.

    • Fixed

Edit works on the client panel opened from an appraisal.

  13. v1.67.0

The business view, tasks on every file, and delivery without Gmail

Analysis now answers the three questions an appraiser actually asks — how's the business doing, where's my money, where does the work come from — with a plain-English Insights strip and, on Max, a Practice Review the AI writes from the numbers on the page. Every appraisal gets a task checklist. And client emails go out from Appraisal Ally on your behalf when Google isn't connected.

    5 New2 Improved1 Fixed
    • New

Tasks on appraisals: a checklist on every file with an assignee and a due date, a Tasks tab in the Action Center with a badge for what's yours, and an open-count chip on each kanban card. Every plan.

    • New

Analysis is reorganized around three questions. How's the business doing: year over year files, revenue and average fee, turnaround, revision and cancel rates, top-client share, the pipeline, and a twelve-month billed-and-collected chart with last year ghosted behind it. Where's my money: receivables aging, days to pay by client and AMC, and the slowest payers. Where does the work come from: clients with their share, AMCs, purpose and form mix, referral sources, and new clients.

    • New

An Insights strip under the goal card says what the numbers show — goal pace with the monthly run-rate still needed, revenue against last year, collections, receivables over 90 days, concentration, days to pay rising, turnaround improving. Rules stay quiet until there are enough files to back them.

    • New

Practice Review on Max: one click asks the AI what's working, what's changing, what to watch, and a next step for the period. It may cite only numbers on the page, and a period is re-read only when its data changes.

    • New

Client emails send even without Google connected. Report delivery, portal links, invoices, engagement letters, and reminders go out from Appraisal Ally on the appraiser's behalf, with replies going to the appraiser. Delivery history shows which way each email went.

    • Improved

Automatic signature reminders are included from Pro up, under an Engagement Letters heading in Company settings.

    • Improved

No cloud storage provider is pre-selected. Connecting one selects it; the Team tab names the provider your firm uses and edits each appraiser's folders in the Storage tab.

    • Fixed

Company logo and profile photo uploads work again, and the browser no longer logs a manifest error on every page.

  14. v1.66.4

    Support alerts and storage choice

Support tickets now reach the Appraisal Ally team even when the admin account has no company profile, and no cloud storage provider is selected until you choose one.

    2 Fixed
    • Fixed

Support tickets now alert the Appraisal Ally team even when the admin account has no company profile, so no ticket goes unanswered.

    • Fixed

No cloud storage provider is selected until you choose one. Connecting a provider selects it, and disconnecting the one in use clears the choice instead of falling back to Dropbox.

  15. v1.66.3

    Analysis you can trust

The Analysis page now measures on the company calendar, shows what is actually outstanding today, respects assistant pairings and the Mine/All lens, and gets the fee and payout math right. Billing statements gained a set of safety fixes.

    1 Improved10 Fixed
    • Fixed

Analysis periods (This Week, This Month, This Quarter, This Year, Custom) follow the company calendar instead of the server clock, so evening numbers no longer slip a day.

    • Fixed

Outstanding invoices on Analysis are a true snapshot of what is open today, with receivables aging in five buckets (not yet due, 1–30, 31–90 and over 90 days late).

    • Fixed

Analysis honors assistant pairings and the Mine/All lens, and pages every query past 1,000 rows so long histories stop silently dropping revenue.

    • Fixed

Processing-fee percentages were divided by 100 a second time on Analysis, under-reporting fees; Effective Rate now counts only the fees you actually bear.

    • Fixed

Payments on multi-appraiser invoices are attributed by allocation share, and each appraiser's own payout basis (collected vs. completed) is honored in payout totals.

    • Fixed

Editing a payment's processed date moves it to that date on Analysis and the Payments page.

    • Fixed

Revenue by client is credited to the primary client, statuses read "In Process" instead of raw codes, and Avg invoice shows a dash rather than $0 when there are no invoices.

    • Improved

The custom date range is a proper dialog (a bottom sheet on the phone), dates format in the company timezone, and negative amounts read −$1,234 instead of $-1,234.

    • Fixed

Billing statements: draft refresh can no longer pull in another company's invoices, the billing start date is honored everywhere, statement status can't skip steps, deselected items stay deselected, the emailed statement matches the PDF, and Void and Archive confirm before acting.

    • Fixed

Billing-statement automation settings show the saved values right after saving, and rent-form (1007) work is classified correctly on the ledger.

    • Fixed

A compensation profile saved in the evening takes effect today, not tomorrow.

  16. v1.66.2

Payments count in the month they were received

The Payments cards, the date filter, and Analysis collections now group payments by the payment date instead of the day the row was entered, so back-dated and imported payments land in the right month.

    1 Fixed
    • Fixed

Payments now count toward the month and year they were received, not the day they were entered. A check received last month and logged today belongs to last month; imported history belongs to the months it happened in. This corrects the Payments page cards and date filter, the Analysis "Collected" figures, and the phone's Payments totals.

  17. v1.66.1

The client panel opens its appraisals again

Opening one of a client's appraisals from inside the client's panel works again. Adds internal scripts that fill and clear a demo company.

    1 Fixed
    • Fixed

Opening one of a client's appraisals from inside the client's panel now opens that appraisal, instead of fetching it and showing nothing.

  18. v1.66.0

The phone tells appointments from work due

The native app's home screen now works like the web's — today's schedule is appointments only, with the next inspection promoted to a card you can navigate to, call from, and complete; deadlines live in their own buckets. Empty sections on both clients say what's next instead of "nothing," and directions open in the maps app you actually use.

    3 New4 Improved1 Fixed
    • New

The phone's home screen separates today's appointments from the work that's due. Today's schedule shows only inspections — the next one promoted to a card with a countdown, the contact, and Directions / Call / Complete — while deadlines live in Due today, Tomorrow, and Rest of the week, bucketed by the same rules as the web.

    • New

Mark an inspection complete from the phone, with an optional note. The note lands on the appraisal's inspection notes and the appraisal moves to your post-inspection stage, exactly as on the web.

    • New

Choose your maps app. Directions open in Google Maps or Apple Maps — set under More → Maps app on the phone or Settings → Calendar on the web — and the choice follows you across devices.

    • Improved

An empty home-screen section no longer says "Nothing" three times over. A slim all-clear card names what's next — the next inspection or the next due date — on both the phone and the web.

    • Improved

Inspection cards name the appraiser when the inspection isn't yours, so an assistant or office admin can tell whose day they're looking at. Your own carry no name.

    • Improved

Due rows show the date you're working toward (the calendar marker) and, when it differs from the client's requested date, say so — no more appraisal under "Due today" wearing last week's date. Overdue and this-week lists sort by that same date on every screen.

    • Improved

The website now says the native iOS app exists — in TestFlight, App Store release coming, Android to follow.

    • Fixed

The website's founding-member offer is described by what it is — the first 25 firms to migrate — rather than an "August" window that reads as expired on September 1.

  19. v1.65.0

Inspections that say how, not just when

An inspection now records how the property was looked at — interior, exterior, drive-by, or desktop — and that travels with the event to Google Calendar. A retrospective duplicated from a finished appraisal no longer claims that appraisal's inspection as its own.

    1 New2 Improved3 Fixed
    • New

Record how a property was inspected — Interior, Exterior, Drive-by, or Desktop — right on the inspection. Desktop marks a blocked slot with no site visit, so the time is protected without implying a trip you didn't make. The method shows on the inspection card and travels with the event to Google Calendar. Inspections recorded before this read as "not recorded" rather than being guessed at.

    • Improved

After signing up, the confirmation screen stays put instead of redirecting away after three seconds. It shows the address the link went to, names the sender, says where to look if it landed in spam, and offers a resend.

    • Improved

The "check your email" screen after a password reset now carries the same guidance about the junk folder.

    • Fixed

Duplicating a completed appraisal as a retrospective no longer shows the original's inspection as this assignment's own. Ordered together, the pair can still share one site visit — and the schedule now says so plainly, and points at the original to edit it. Ordered later, the retrospective records that the original's visit informs the value instead of claiming an inspection it never performed.

    • Fixed

Deleting an appraisal that a retrospective borrowed an inspection from no longer fails with a database error.

    • Fixed

A retrospective or final duplicated from another appraisal now carries the borrower's phone number and the parsed street, city, state, and ZIP, which were previously dropped.

  20. v1.64.0

Auth links that reach the inbox, and the real mark on the phone

Confirmation and password-reset links now point at appraisalally.com and survive email security scanners, the iOS app finally ships the actual Appraisal Ally mark, and the splash animates it on launch.

    1 New2 Improved2 Fixed
    • New

The mobile app draws the Appraisal Ally mark on launch — one continuous stroke around the house, then it scales into the app. Reduce-motion gets the full mark and a plain fade.

    • Improved

Confirmation and password-reset emails now link to appraisalally.com instead of a long third-party address. A branded email whose only link points somewhere unrelated is a pattern spam filters penalise heavily, so this helps these messages reach the inbox as well as read as trustworthy.

    • Improved

Those links now survive corporate email security scanners. Scanners follow links automatically, which used to consume the single-use token before you clicked and left you on "link expired". The link now opens a confirmation page and only completes when you tap the button.

    • Fixed

The iOS app was still shipping Expo's placeholder icon — a leftover template file silently outranked the real mark on every build, including the last TestFlight one.

    • Fixed

The password-reset page showed a house emoji in a blue box instead of the Appraisal Ally logo. Every auth screen now uses one mark.

  1. v1.63.0

    Invoices from your own Gmail

Invoice sending now works like report delivery — each billed client gets their own email from your Gmail with their own portal pay link — and an entire class of day-early date bugs is gone.

    1 New1 Improved6 Fixed
    • New

Send Invoice emails each billed client their own message from your Gmail — their share on splits, their own single-use portal pay link, and an "already sent" indicator so a resend is always deliberate. The never-used Stripe-hosted invoice path is retired; card payments still settle through your Stripe account.

    • Fixed

Dates no longer shift a day early in the evening — due dates, issue dates, order dates, payment dates, overdue badges, and aging buckets, across the dashboard, invoices and their filters, the client portal, and the due date on emailed invoices.

    • Fixed

Payment dates no longer drift a day on every edit.

    • Fixed

"Copy Pay Link" no longer fails with a focus error and loses the link.

    • Fixed

Deleting a calendar event no longer shows a false failure message.

    • Fixed

The subscription renewal date no longer goes blank after billing events.

    • Fixed

The invoices list's "Send Invoice" action did nothing; it now opens the real send flow.

    • Improved

One React version across web and mobile with matched Supabase client libraries — the fix that unblocked reliable builds and deploys.

  2. v1.62.0

Blog, and auth email that recovers

appraisalally.com gets a real blog — public pages with SEO, an admin editor, and email capture — and the app's auth emails now run through Appraisal Ally's own templates with a signup that can recover when a send fails.

    2 New4 Improved3 Fixed
    • New

The blog is live at appraisalally.com/blog — posts, category hubs, author pages, tags, an RSS feed, share cards, and a table of contents on longer posts.

    • New

Readers can subscribe from any blog page to get the next post by email.

    • Improved

Confirm-signup, password reset, and invite emails now come from Appraisal Ally's own templates, so they carry the same branding and reply-to address as the rest of our email.

    • Improved

If the email provider fails during signup, the page now says the account wasn't created and offers Try again — or Google, which skips the confirmation email — instead of showing a raw error.

    • Improved

An expired session now shows a clear message everywhere in the app instead of a silent no-op.

    • Improved

The mobile app uses the real Appraisal Ally mark, with sign-in buttons that match it.

    • Fixed

A returning waitlist signup silently lost their updated details — the re-submission was dropped while still reporting success.

    • Fixed

Sign in with Google always reused the last Google account with no account picker, so anyone with a work and a personal account could not reach the other.

    • Fixed

Completing a revision could report success without saving on jobs with no file and no note.

  3. v1.61.0

Payment terms per appraisal, and a processing-fee correction

Payment terms can now be set on a single appraisal instead of only per client, and the change carries onto that appraisal's invoice. A fee-convention bug that charged percentage-based platforms roughly a hundredth of what they should have is fixed, along with card payments being filed as "Other" and search returning nothing on the Payments page.

    3 New3 Improved6 Fixed
    • New

Payment terms are now editable on a single appraisal, overriding the usual client, AMC, or company default — for the job where a due-before-delivery client gets Net 30, or the reverse. The change carries onto that appraisal's invoice, moving its due date and its hold-the-report gate; an invoice with money already against it is left alone.

    • New

Square and credit card can be recorded by hand on the payment modal. Square was the most common method on record yet could not be entered manually at all.

    • New

Inspection photos upload to your own connected storage from the appraisal, and one added by mistake can be deleted.

    • Improved

Statuses read as words everywhere instead of raw database values — "In Process" and "Partially Paid" rather than IN PROGRESS and PARTIALLY PAID, across the appraisal list, the Process board, invoices, payments, and the portal.

    • Improved

Revisions show the turnaround the client actually asked for while the revision is still owed.

    • Improved

The inspection picker on scheduling is now short, searchable, and scoped to the appraisals it could plausibly belong to.

    • Fixed

Processing fees on percentage-based platforms were charged about a hundredth of what they should have been — a 3% platform on a $600 job took $0.48 instead of $18.30. All three places a fee percentage is stored now agree on one convention, and existing platform rates were converted.

    • Fixed

Card payments entered through the payment modal were silently filed as "Other". Every payment method is now recorded correctly, and the lookup no longer depends on exact capitalization.

    • Fixed

Searching the Payments page returned nothing at all, no matter what was typed.

    • Fixed

Revisions no longer show an empty "Detailed Requirements" section — it referenced a field that was never stored, so it could never have had anything in it.

    • Fixed

The Process board no longer hides appraisals that belong to a linked case.

    • Fixed

All-day events no longer appear a day early on the dashboard, and inspection scheduling distinguishes all four states instead of treating them as scheduled or not.

  4. v1.60.2

    Truthful resend notifications

A client requesting their portal link twice in a row no longer triggers a false "nobody is marked Send report" alert — the anti-spam window that suppressed the duplicate now reports itself honestly.

    1 Fixed
    • Fixed

A portal link requested twice within a few minutes no longer raises a false "nobody on that appraisal is marked Send report" alert — the duplicate was correctly suppressed by the anti-spam window, and that outcome is now reported as "already sent" instead of as a recipient problem. Manual re-delivery inside the window says the same, instead of "check the addresses".

  5. v1.60.1

    Side-sheet details and picker polish

The invoice sheet now tells you when and through whom — dates, the AMC with a portal jump, and a visible appraisal link. Fixing a wrong AMC is one click from where it shows, and case deliveries to late-added recipients include everything they've never received.

    4 Improved2 Fixed
    • Improved

The invoice side sheet shows the invoice date and due date, the AMC/platform with an "Open Portal" button, and the related-appraisal link now looks like a link.

    • Improved

The Client Details card shows the appraisal's platform with a one-click change — a focused AMC-only editor, no more detour through the full edit form. Fee splits also display per client whenever an invoice is split.

    • Improved

The AMC picker lists the client's linked platforms first, then the rest of your roster — and picking an unlinked one offers "Also link this platform to this client" so their list builds itself as you work.

    • Improved

Retrospective effective dates get month + year dropdowns in the calendar — five years back is two clicks, not sixty.

    • Fixed

Delivering a case to a recipient added later no longer skips reports as "delivered earlier" — that's judged per recipient now, so their combined email carries everything they've never received.

    • Fixed

Dropdown lists no longer snap back to the selected option while you're scrolling them.

  6. v1.60.0

Scheduled-out dates, invoice voiding, and billing polish

The calendar's due-date marker now carries your planned delivery date while the official due date stays put — and the dashboard follows your plan. Cancelling an appraisal finally cancels its invoice, and clients that work through several AMCs require an explicit pick on new orders.

    3 New3 Improved2 Fixed
    • New

Cancelling an appraisal now cancels its invoice — it keeps its number for your records, drops out of receivables, aging, and the portal, and every pay link refuses it. Reopening the appraisal brings the same invoice back, never a duplicate.

    • New

Clients that work through more than one AMC now require picking which one (or "direct order") on every new appraisal — no more silent default to the wrong platform.

    • New

Overdue invoice cards on the dashboard lead with the billed client and show the AMC with a one-click Portal button.

    • Improved

The calendar's due-date marker is the scheduled-out date: drag it earlier to plan an early delivery and Work Due Today / This Week follow your plan, while the official due date stays put — and stays visible in the marker's title.

    • Improved

Billing: the eligible-work sections show dollar totals per category ("Appraisals (12) · $12,000"), and "Work Completed This Month" became "Work Completed This Period".

    • Improved

Billing: archived (settled) work moved to the bottom of the list and now expands to show each item, with per-item Unarchive for bringing back one archived by mistake.

    • Fixed

Due-date markers no longer render a day early, and a marker can never silently disagree with its appraisal again — existing calendars were realigned and missing markers restored.

    • Fixed

Searching the AMC picker in Edit Client no longer leaves the search text covering what you selected.

  7. v1.59.0

Lenders in the portal, and a convert flow that tells you what's missing

Lender clients can now be given access to your portal, and every client's contacts become a real delivery roster — each recipient gets their own email and their own sign-in link. Converting a pending lead now runs the same guided 4-step wizard as New Appraisal.

    4 New8 Improved6 Fixed
    • New

Turn the portal on for a lender client — access is now a per-client switch rather than a hard block on client type. Existing clients are unchanged until you flip it.

    • New

A client's contacts are a delivery roster: pick who receives the report on each appraisal, mark a contact "Always include" so they're auto-selected, and let every contact of a portal-enabled client sign in. One email and one single-use link per recipient.

    • New

Portal invoices state your payment terms and offer paying by check, with a remit-to payee and address set in Settings — your company, the appraiser on the file, or custom.

    • New

Converting a pending lead runs the same 4-step wizard as New Appraisal: it opens on the first incomplete step, a "Still needed" bar lists every gap as a chip that jumps to the field, and Next is never disabled without telling you why.

    • Improved

"Copy sign-in link" replaces the portal invite email, which silently did nothing for anyone who already had an account

    • Improved

Client contacts are editable, with roles from a grouped picker (loan officer, paralegal, agent…) instead of free text

    • Improved

AMCs can be marked "Direct lender" as an explicit third state

    • Improved

Loan type is required on new and converted lender assignments, with a "Not sure yet" option

    • Improved

Inspection events are titled consistently everywhere — the street, with (Pending) or (Final)

    • Improved

The client side panel opens right after you create a client

    • Improved

Removed the late-fee percentage setting, which saved but was never applied to anything

    • Improved

Removed the "pays via Stripe" client toggle and its Send Invoice gate, which was never enforced

    • Fixed

Editing a pending lead from the Appraisals list no longer silently converts it to in-progress

    • Fixed

The lead editor no longer blanks out address, purpose, fee and client links when opened from the list

    • Fixed

A billing split with an unset row now takes the remaining share instead of pushing the total past 100%

    • Fixed

Changing an appraisal's billing split now updates the existing invoice instead of quietly diverging from it

    • Fixed

Converting a pending with a due date now creates the due-date calendar event

    • Fixed

The Tags step's auto-applied loan-type tag now actually applies on convert and edit

  8. v1.57.0

Order Intake settings, and the emails we set aside

Order intake by email gets its own Settings tab holding the forwarding address, setup instructions, and the emails that didn't look like orders — including the confirmation code Gmail sends when you set up forwarding. Changing whether forwarded orders create appraisals automatically now tells the other admins.

    3 New2 Improved
    • New

Order intake by email is its own Settings tab, between Process and Invoicing — your forwarding address with a copy button, instructions for pointing a memorable address on your own domain at it, and the auto-create setting. The tab is visible to everyone, since anyone who forwards an order needs the address.

    • New

You can now read the forwarded emails that didn't look like orders. Status updates and junk get set aside automatically, which also swallowed the confirmation code Gmail sends when you set up automatic forwarding — so that setup was impossible to finish. Open Settings → Order Intake and expand "Emails we didn't treat as orders" to read any of them in full.

    • New

Turning "create pending appraisals automatically" on or off notifies every other admin and owner, naming who changed it and what it means — so nobody discovers it by watching appraisals appear on their own. Clicking the notification opens that setting.

    • Improved

The auto-create checkbox is visibly limited to admins and owners rather than only failing when you save it, and it says up front that changing it notifies the others.

    • Improved

The selected Settings tab's icon is now colored to its section, so you can tell at a glance where you are — previously every icon was the same grey whether selected or not.

  9. v1.56.0

Pending leads, and one home for the Order Inbox

The order assistant can now capture a quote as a pending lead instead of forcing every conversation into live work with an invoice attached. Forwarded orders moved to the dashboard's Action Center alongside your other queues, and the assistant got much better at recognizing clients you already have.

    2 New2 Improved4 Fixed
    • New

The assistant captures quotes as pending leads. Tell it "they asked what I'd charge, quoted $650, waiting to hear back" and it files a pending appraisal — no invoice, no deadline, no folder — instead of live work. It works this out from how you describe the job rather than asking every time, and only asks outright when it genuinely can't tell. A lead needs almost nothing to create, so it stops asking about form types and due dates for work you might not win.

    • New

Forwarded orders now live in the dashboard's Action Center as an Order Inbox tab, alongside Revisions, Scheduling and the rest — a card per order showing the property, who sent it, the client, and whether it's ready or still needs fields. Clicking one opens the review. It leads the row, because an order that hasn't been picked up is the one piece of work that's still entirely outside your pipeline.

    • Improved

Settings → Process now has an "Order intake by email" section holding your forwarding address, the auto-create toggle, and setup instructions — including how to point a memorable address on your own domain at it, which is the setup we recommend.

    • Improved

The Appraisals tab no longer shows the order inbox. Everything that page filters by is an appraisal status, and a forwarded order doesn't have one until you review it. Orders arriving still notify you by bell and email, and those notifications now open the review from the dashboard.

    • Fixed

Client matching tolerates spelling variants. "Stockman's Bank" now finds a saved "Stockmens Bank" and asks whether it's the same company before creating a duplicate — close matches are never linked silently. A generically named client (one literally named "The Bank") no longer matches every bank on your list.

    • Fixed

The assistant no longer tells you a client isn't on file. Its view of your records lags the conversation by a message, so when you correct a name it now asks how the client is saved instead of insisting nothing was found — which it was doing even when the order had already linked correctly.

    • Fixed

The email forwarding address changed from `orders-…` to `intake-…`. Addresses starting with "orders" collide with every AMC in an appraiser's contact list and lose Gmail's autocomplete every time. Old addresses keep working permanently, so anything already set up keeps running.

    • Fixed

Saving a forwarded order as pending no longer errors for admins and assistants.

  10. v1.55.0

The order assistant creates the appraisal

Describe an assignment in chat and the assistant asks for whatever the New Appraisal form would require, shows a live summary you can revise by talking, then creates the appraisal, client records, invoice, due-date reminder, tags, and the inspection on your calendar. Forwarded orders now route to the named appraiser, and any pasted or emailed order can be finished conversationally.

    3 New2 Improved2 Fixed
    • New

The order assistant now creates the appraisal for you — describe an assignment in chat and it asks for anything required before it will create, so nothing lands half-finished. A live summary card shows what it has; keep talking to change it ("make the fee 700, add a rush tag, copy the listing agent"). Say create and it makes the appraisal, the client and contact records, the invoice, the due-date reminder, the tags, and puts the inspection on your calendar. Max.

    • New

Finish a pasted, uploaded, or forwarded order with the assistant instead of walking the full form — hand it over from the review screen, tell it what to fix, and let it create. Abandoning the chat leaves the order in your inbox untouched. Max.

    • New

Forwarded orders route to the right appraiser — add "new order for Dana" to the forward and the appraisal comes in assigned to Dana.

    • Improved

The order inbox opens as a side panel on desktop and a bottom sheet on mobile, and your forwarding address is always visible — including when the inbox is empty, which is exactly when you need it to set up forwarding.

    • Improved

Chat messages post the moment you hit send, with a typing indicator while the assistant works.

    • Fixed

Save as pending no longer errors for admins and assistants.

    • Fixed

Clicking outside the assistant chat no longer discards the conversation.

  11. v1.54.0

AI order intake — paste, upload, or forward an order

Orders now create themselves. Paste the email text, drop the order PDFs, or forward the email to your company's private intake address — the AI reads it, matches the client, and hands you a prefilled appraisal to review.

    2 New2 Fixed
    • New

Creating an appraisal now starts with a chooser: build it from an order with AI, start blank, or capture a pending lead. Paste order text or drop the order PDFs and the extraction fills in address, client, fees, dates, and instructions — you review and submit in the familiar stepper.

    • New

Every company gets a private forwarding address for order emails. Forwarded (or auto-forwarded) orders land in a new Order inbox on the Appraisals tab — classified first, so status updates and junk never surface — with an optional auto-create mode that turns clear orders straight into pending appraisals.

    • Fixed

Duplicating an appraisal now carries its clients into the new appraisal correctly (the client picker used to come up broken and submission failed until you re-picked).

    • Fixed

The Final and Revision appraisal selectors list your most recent work first.

  12. v1.53.0

Reliable Google sync + business-timezone calendar

The calendar now runs entirely in your business's timezone wherever you happen to be, and Google sync got a ground-up reliability overhaul — real-time updates, no more duplicates or reverted edits, and loud alerts when a connection breaks.

    3 New1 Improved5 Fixed
    • New

Calendar times always mean your business's timezone — what you type and what you see is company time no matter where you or a remote assistant are, with an amber timezone pill when your device is in a different zone.

    • New

Real-time Google Calendar sync: every synced calendar is watched, Google-side changes land in Appraisal Ally within seconds, watch channels renew themselves, and deleting an event in Google now removes it here.

    • New

New accounts pick their plan explicitly during setup.

    • Fixed

Editing or rescheduling an event no longer strands old copies on Google or reverts your change — moved events move instead of duplicating, unpushed edits are protected from sync, and failed pushes retry automatically.

    • Fixed

All-day events no longer bleed onto an extra day, and multi-day all-day events keep their full length on Google.

    • Fixed

An expired Google connection alerts the affected user and admins and shows a red Reconnect chip, instead of failing silently.

    • Fixed

Creating a client whose email is already on file now offers to use the existing client instead of showing a database error.

    • Fixed

Canceled and unpaid accounts are locked out of the app, not just expired trials.

    • Improved

The Google duplicate-cleanup tool covers personal, meeting, and time-off calendars, and standalone users aren't nagged to connect Google when saving events.

  13. v1.52.0

    Reopen a cancelled appraisal

Cancelled work can come back. Reopening puts an appraisal back on the board in the stage you choose with fresh dates, and a bid that never converts is now tracked as a lost lead instead of padding your cancellation count.

    2 New1 Improved
    • New

Reopen a cancelled appraisal from the ⋯ menu — pick which process stage it returns to (or send it back to Pending), and optionally set a new due date and inspection date.

    • New

Leads that never convert are tracked apart from cancelled jobs. Cancelling a pending lead shows it as "Lost Lead" with its own filter and count, so bids you didn't win don't inflate your cancellation numbers.

    • Improved

Cancelling now clears the due date and inspection date along with the calendar events it already removed, so a cancelled appraisal no longer shows a "Scheduled Out" date for an event that no longer exists.

  14. v1.51.1

    Report delivery recipient repair

Fixes the bug where manually holding a case report permanently removed its recipient, stranding the report undeliverable. Hardens three related paths that produced the same dead end and repairs affected appraisals in place.

    6 Fixed
    • Fixed

Manually holding a report in the Complete modal no longer permanently revokes the recipient — unchecking means "leave off this email," never "stop delivery."

    • Fixed

The appraisal side panel now shows each contact's real report-delivery state with an inline "Send report" toggle, instead of a hardcoded "Will receive the report."

    • Fixed

Editing an appraisal's client details no longer wipes report-delivery and contact-role flags.

    • Fixed

Editing a client's details no longer silently revokes their portal access.

    • Fixed

The portal "resend my link" flow now surfaces failures instead of reporting success when nothing was sent.

    • Fixed

Appraisals stranded with no report recipient have their primary contact restored as the recipient (never overrides a deliberate opt-out).

  15. v1.51.0

    Case-aware report delivery

Reports in a linked case are now held and delivered together — one combined email covers every report, with the case's unpaid invoices rolled into a single total.

    1 New1 Improved2 Fixed
    • New

Case-aware report delivery — completing a report in a linked case holds its email by default until the case's last report completes, then one combined email delivers every report: all addresses listed together with per-report balances and one "Invoices totaling $X" line over the case's unpaid invoices. Checking a recipient overrides the hold to send one report early, with a clear warning.

    • Improved

Case delivery emails now distinguish reports delivered together, delivered earlier, and still in progress — a report sent weeks ago shows as "Delivered earlier" instead of looking like part of today's delivery. The awaiting-payment status email shows the same case context.

    • Fixed

Completing an appraisal from the dashboard or the Appraisals list now shows the linked-case delivery options and the correct recipient defaults — the case context wasn't passed from those surfaces, so the safeguards only appeared when completing from the side panel.

    • Fixed

The engagement-letter send composer is addressed to the letter's party instead of a guess.

  16. v1.50.0

Court testimony fees and non-form assignment types

Court testimony fees are now yours to set instead of a hardcoded $250 an hour, and the Process board shows which report each job is.

    3 New2 Improved1 Fixed
    • New

Court testimony fees per appraiser — flat, or hourly with a minimum, plus an optional retainer and free-text terms for anything else (deposition vs trial, travel, prep time, cancellation). Set them under Settings → Team → Signature & testimony fees.

    • New

Ticking "Include court testimony clause" on an engagement letter now opens the fee terms, prefilled from the assigned appraiser's default and overridable for that letter, with the exact sentence shown before you generate.

    • New

The Process board now shows the report type on each card, so a narrative or feasibility study is tellable at a glance from the 1004s around it.

    • Improved

Each engagement letter records the testimony terms as they were agreed, so raising your rate later can't restate a letter that's already signed.

    • Improved

With no testimony rate set, the clause states that testimony is billed separately at prevailing rates rather than quoting a figure.

    • Fixed

The testimony clause was hardcoded to $250.00 per hour with a one-hour minimum in every engagement letter, regardless of what the appraiser actually charges. It now comes from their own profile.

  17. v1.49.0

Form types, session-expiry clarity, and launch readiness

New Feasibility and Narrative report types with a custom label for one-off assignments, an expired session that finally explains itself instead of failing silently, and the plumbing to open signups on launch day.

    3 New4 Improved12 Fixed
    • New

New report types — Feasibility Study and Narrative — plus a free-text label for "Other", so a one-off assignment shows its real name ("Narrative - 4 Paired Sales") on cards, lists, and the detail panel instead of just "Other". CMA was removed, since it isn't an appraisal product.

    • New

Choosing a plan on the pricing page now carries through signup, so a new account starts on the tier that was picked.

    • New

The founding discount applies automatically at checkout during the launch window — no code for the customer to enter.

    • Improved

An expired session now says so. A single "Your session expired — reload and sign in" message replaces the generic "Failed to…" errors that appeared when a login quietly timed out.

    • Improved

Combined engagement letters now show every party before you generate, including anyone pulled in from a linked property, with their fee share and which properties they're on. Each can be removed or customized.

    • Improved

Combined engagement letters show the fee responsibility across all covered properties, totalled, with a warning when it doesn't reconcile with the total fee.

    • Improved

Long custom form labels now abbreviate on a word boundary in list badges.

    • Fixed

Referral sources are no longer added to engagement letters as property owners. Only the actual parties appear — attorneys, lenders, and AMCs never sign, and once a contact is marked primary, only primaries are parties.

    • Fixed

An engagement letter's fee split survives renaming a party. Editing a name used to strand that person's share under the old spelling, so the letter billed two versions of the same client.

    • Fixed

Kanban cards no longer snap back when dropped on a column header — the whole column is a valid drop target.

    • Fixed

A failed card move no longer discards other moves made since the page loaded.

    • Fixed

The Process board's background refresh was failing silently on every board showing the Pending column. New, converted, and status-changed appraisals now appear without a manual reload.

    • Fixed

Appraisal list totals now count the same set they display — filtered views were reporting company-wide numbers.

    • Fixed

Failed workflow-stage reorders, edits, and deletes no longer stay on screen looking saved.

    • Fixed

Assistant pairings and engagement-letter reminder settings roll back correctly when a save fails.

    • Fixed

Calendar event moves and deletions report problems as a normal message instead of a blocking browser alert.

    • Fixed

A rejected or expired founding coupon can no longer block a checkout — it falls back to list price.

    • Fixed

The Valuation field in the new-appraisal form now spans the full width alongside Purpose.

    • Fixed

Engagement letter form spacing: six labels sat flush against their input, and the honorific dropdown clipped its own placeholder.

  18. v1.48.2

    CSV import wizard fixes

The CSV import wizard now imports reliably — creating invoices, keeping every row, and handling messy real-world exports — and the in-app plan details no longer imply CSV import is a Pro upgrade.

    1 Improved3 Fixed
    • Fixed

The CSV import wizard now imports reliably: it creates invoices for imported appraisals, keeps every row (including "Homeowner" clients that were being silently dropped), and shows you exactly which rows had problems instead of reporting success when some failed.

    • Improved

The importer handles messy real-world exports — auto-detecting the column separator, reading fees written any common way ($, thousands, European formats), understanding both US and international date orders, and processing large files in resumable chunks with a real progress bar. A half-finished import can be safely re-run without doubling your data.

    • Fixed

In-app plan details no longer imply CSV import/export is a Pro upgrade — it's on every plan, matching the pricing page.

    • Fixed

Import wizard visual cleanup — corrected padding and a tidier Complete screen.

  19. v1.48.1

Delivery choices, in-person signing, and free onboarding for the first 25

The product tour now covers report-delivery choices, in-person engagement-letter signing, payment terms by client type, retrospective appraisals, and field use on your phone — and hands-on migration is free for the first 25 founding members on any plan.

    3 Improved1 Fixed
    • Improved

Product tour now covers in-person engagement-letter signing (Max), the three report-delivery choices at completion, payment terms by client type, retrospective appraisals, and using the app from your phone between inspections.

    • Improved

Hands-on migration is free for the first 25 founding members, on any plan — then a paid add-on.

    • Improved

Pricing gained rows for in-person signing (Max) and payment terms by client type (every plan).

    • Fixed

CSV import and export now show correctly as available on every plan — the product tour and migration page no longer contradict the pricing card by calling the import wizard Pro-only.

  20. v1.48.0

Additional Invoices and pending leads on the site, with rolling sample dates

The marketing site now features two capabilities the app already shipped — Additional Invoices and pending leads with the follow-up log — and every sample screen shows dates relative to the day you're viewing it, so nothing looks out of date.

    2 New2 Improved1 Fixed
    • New

New product-tour sections for Additional Invoices (billing for court testimony, consultations, and rush fees) and Pending Leads & Follow-ups, each with a sample screen built from the real app UI.

    • New

Every sample screen now shows dates relative to the day you're viewing it, so a mockup never looks months out of date.

    • Improved

The live kanban demo gained the Pending column — drag a lead onto a stage and it converts into live work with a due date, and (as in the app) it can't be dragged back.

    • Improved

Plan features, the pricing comparison matrix, the spreadsheets comparison, and the site changelog all now list Additional Invoices and pending leads.

    • Fixed

The founder photo now appears on the homepage testimonial and the migration page instead of an initials placeholder.

  21. v1.47.0

    Additional Invoices

Bill clients for extra work — court testimony, consultations, rush fees — with line-item invoices clients can view and pay in the portal, delivered by branded email from your own Gmail. Plus clearer payment entry for deducted-fee platforms.

    7 New3 Improved
    • New

Additional Invoices — bill a client for extra work (court testimony, consultations, rush fees) with itemized line items, independent of any single appraisal's invoice

    • New

Per-line Hourly or Flat fee toggle — hourly lines compute hours × rate automatically; flat lines are just a description and amount

    • New

Link an additional invoice to one or more related appraisals (e.g. all appraisals in an estate or divorce case) for context

    • New

Email an additional invoice to the client — branded with your company logo and colors, a line-item breakdown, and a portal pay link, sent from your own Gmail

    • New

Clients see and pay additional invoices in the portal under Additional Charges

    • New

"Additional Invoice" in the global Create New menu (sidebar and mobile More sheet)

    • New

Additional invoices flow into the assigned appraiser's billing-statement ledger

    • Improved

Deducted-fee payments: enter the amount you actually received — the full fee and deduction are computed and recorded automatically

    • Improved

"Use default fees" (renamed from "Use client defaults") now shows which AMC/platform the defaults come from

    • Improved

Invoice email safety: re-sending asks for confirmation showing when and to whom it was last sent, and the server blocks accidental rapid double-sends

  22. v1.46.1

Clearer labels when matching payments and invoices

Rows in the payment-and-invoice matching lists now identify themselves by what you actually recognize — the property address and the paying client — instead of just numbers, dates, and amounts.

    2 Improved
    • Improved

The Apply to Invoices list now shows each invoice's property address (and you can search by address) instead of just the invoice number and date.

    • Improved

Payment rows in Match Payment and the invoice's Payments tab now show the paying client's name — the key identifier on split-billed invoices.

  23. v1.46.0

Retrospective appraisals + payment matching fixes

Create retrospective-value appraisals directly from the New Appraisal form, and a smarter, more reliable payment-to-invoice matching experience — including fixes for the Apply to Invoice error and the stuck pending-appraisal conversion.

    2 New2 Improved2 Fixed
    • New

New appraisals can now be marked Retrospective value with a required effective (as-of) date — no need to duplicate an existing appraisal when the client only wants a retrospective. Works when converting pending appraisals too.

    • New

Payment matching now recognizes every client billed on an invoice (including split-billed co-clients), and editing a payment shows its invoices immediately — including ones the payment already fully paid.

    • Improved

Applying a payment now lists only invoices that still owe money, instead of the client's full paid history.

    • Improved

The payment form's payee list no longer offers AMC entries that could never save (payments are always recorded from a client).

    • Fixed

Fixed "Something went wrong" when applying a payment to an invoice from the payment panel (a legacy invoice without an invoice number crashed the list).

    • Fixed

Fixed converting a pending appraisal getting stuck demanding an appraiser while showing an empty, unselectable appraiser field.

  24. v1.45.1

Payment matching + calendar reliability fixes

Fixes payment matching on split-billed invoices and stops calendar ghosts — cancelling an appraisal now reliably clears its events, sync can't duplicate the app's own events, and accidental duplicate appraisals get caught at creation.

    2 Improved4 Fixed
    • Fixed

Matching a payment to a split-billed invoice works again — recorded payments now appear in the invoice's Match Payment list and link correctly.

    • Fixed

Automatically created invoices now always carry their primary client, fixing payment matching, charges, and pay-links on those invoices.

    • Fixed

Cancelling an appraisal now reliably removes its calendar events — including stray unlinked ones — from both the app and Google Calendar.

    • Fixed

Google Calendar sync no longer re-imports the app's own events as duplicate "needs link" entries, and deleted events can't be resurrected by a failed sync.

    • Improved

Creating an appraisal at an address that already has an open one now asks for confirmation first — retrospectives, finals, and grouped appraisals are unaffected.

    • Improved

Converting a pending appraisal can no longer accidentally create a second appraisal.

  25. v1.45.0

Mobile bottom sheets across the app

Every dialog in Appraisal Ally now opens as a native-feeling bottom sheet on phones — keyboard-aware forms, cleaner scrolling, and touch-friendly targets. Also separates platform-admin accounts from the customer-facing app.

    1 New3 Improved3 Fixed
    • New

Mobile bottom sheets: every dialog across the app — create/edit forms, payments, calendar events, inspections, revisions, and confirmations — now opens as a native, swipe-to-dismiss bottom sheet on phones instead of a centered popup.

    • Improved

Multi-field forms present near-fullscreen on mobile, keeping fields above the on-screen keyboard and showing more at once.

    • Improved

Select dropdowns and floating labels now behave correctly with the keyboard open — no fields pushed off-screen, no clipped labels, and a scroll cue when there's more below.

    • Improved

Disabled primary and destructive buttons now clearly read as inactive.

    • Fixed

Bottom sheets no longer jitter or leave a gap over the keyboard while scrolling.

    • Fixed

Restored scroll-locking so the page behind an open sheet stays put.

    • Fixed

Patched a Radix UI dependency to prevent a rare crash on the Payments, Invoices, and Appraisals list pages.

  26. v1.44.1

Complete data past 1,000 records + clearer upgrade icon

Fixes several screens that could silently drop the newest rows once an account grows past 1,000 records, and gives the trial/upgrade card a clearer icon.

    3 Fixed
    • Fixed

On large accounts (1,000+ records), several screens could silently leave out the newest items — payment revenue totals, the Process board, CSV exports, an AMC's payment history, and a client's appraisal list now always load the complete set.

    • Fixed

The appraiser-to-company billing ledger no longer risks re-billing an invoice that was already billed once you pass 1,000 billed items.

    • Fixed

The sidebar trial card now uses a clearer "upgrade" icon instead of the sparkles.

  27. v1.44.0

Calendar polish, safer Google Calendar connect, and a dashboard schedule fix

The week/day calendar scrolls and lines up cleanly, connecting Google Calendar now asks first and returns you cleanly on mobile, and the dashboard schedule no longer goes blank for busy accounts.

    1 New2 Improved4 Fixed
    • New

Connecting Google Calendar now asks you to confirm before sending you to Google, and — when you connect from the installed app on your phone — finishes on a clean confirmation screen so you're never left stranded.

    • Fixed

Your dashboard's Today's Schedule and the coming week no longer go blank once your calendar passes 1,000 events.

    • Improved

In the week and day calendar, only the hourly grid scrolls — the day headers and all-day row stay pinned in place.

    • Fixed

Calendar day columns line up correctly on Windows; the vertical grid lines no longer drift when you jump to another week.

    • Improved

All-day events stack with even spacing, and the calendar toolbar stays on one row instead of wrapping on smaller screens.

    • Fixed

Hardened the "Calendar only" inspection chooser (create, link, or dismiss) so its actions can't misfire.

    • Fixed

Calendar events stay reliably linked to their appraisal.

  28. v1.43.0

Cancel called-off revisions and set up calendar-only inspections

A revision the client called off can now be canceled or deleted instead of faked as complete, and inspections that live only on your calendar can be turned into — or linked to — real appraisals. Plus a pass of layout fixes for tablet and small-laptop screens.

    2 New3 Improved2 Fixed
    • New

Cancel a revision that was called off — it stays on the record as Canceled and the appraisal moves back out of the Revisions column. Delete is there too, for one entered by mistake.

    • New

Inspections that exist only on your calendar are now flagged "Calendar only" — create an appraisal from the event, link it to an existing appraisal, or dismiss it as not an inspection

    • Improved

Summary cards on Appraisals, Invoices, and AMCs/Platforms keep their full labels on tablet and small-laptop widths

    • Improved

The calendar header no longer collides the date range with the Google sync status and view toggle

    • Improved

Team member rows in Settings no longer overlap the Admin toggle on narrower screens

    • Fixed

The calendar no longer crashes when an appraisal has no due date

    • Fixed

Linking a calendar inspection to an appraisal now properly registers it as that appraisal's inspection, so the post-inspection stage move fires

  29. v1.42.2

    Cleaner mobile trial banner

The free-trial countdown banner on mobile is now a rounded card that matches the rest of the dashboard, instead of a full-width strip pressed against the cards below it.

    1 Improved
    • Improved

The free-trial banner on mobile is now a rounded card — matching your dashboard's other cards — with a clear upgrade button, instead of a flat blue strip

  30. v1.42.1

Cleaner Completed card and smarter final selection

The Completed KPI card shows one all-time number at the same height as its siblings, and the "Select Appraisal for Final" list surfaces appraisals explicitly marked as expecting a final.

    2 Improved
    • Improved

Completed KPI card shows a single all-time count — same height as the other cards, no month/year subtitle

    • Improved

"Select Appraisal for Final" puts appraisals marked "expect a final" at the top with a green "Final expected" badge, ahead of the subject-to group

  31. v1.42.0

Finals filter, in-place client creation, and accurate AMC counts

A Finals toggle on the Appraisals list, the ability to create a brand-new client directly while adding a payer to an appraisal, and exact AMC/invoice counts at any data volume.

    2 New2 Fixed
    • New

Finals filter on the Appraisals list — one click narrows any view to final appraisals, and it combines with status, type, and search

    • New

Create a new client in place when adding a paying client from the appraisal side panel — no more detour to the Clients tab

    • Fixed

AMC metrics load faster and stay exact for high-volume AMCs (counts no longer silently truncate at 1,000 appraisals)

    • Fixed

Invoice status counts, aging buckets, and the Mine view stay accurate past 1,000 invoices/appraisals

  32. v1.41.0

Follow-up tracking, reliable filters, and calendar sync fixes

A follow-up log for pending leads and revision milestones in Comments, a full correctness pass on every list page's filters and pagination, redesigned Appraisals KPI cards with an Overdue card, and calendar fixes so reschedules reach the right Google calendar instantly.

    3 New3 Improved5 Fixed
    • New

Follow-up Log on pending appraisals — one-tap Called / Emailed / Texted / Note entries with who + when; the latest touch shows on the Process board's pending cards

    • New

Revision milestones appear in the appraisal's Comments (requested, In Process, Ready, Completed) with an optional note when completing

    • New

Overdue KPI card on the Appraisals page — count plus one-click filter

    • Improved

One Completed card (month + year together); clicking it shows all completed work sorted by completion date, newest delivered first

    • Improved

Calendar drag-and-drop is instant — events land where you drop them instead of snapping back while saving

    • Improved

Filter bars on Appraisals, Invoices, Payments, and Clients wrap cleanly instead of crushing the search box

    • Fixed

KPI cards and filters always agree with the list and its page count — status, type, form, and completed windows filter server-side; AMC pagination keeps the active filter; changing filters no longer resets page size or the Mine/All and Show Archived toggles

    • Fixed

Payments search matches client names and invoice numbers, not just Stripe transaction IDs; payment titles and fee/net details display again

    • Fixed

Rescheduling an event updates the appraisal owner's Google calendar even when someone else moves it

    • Fixed

Overdue and "This Month" figures on Invoices and Payments use your company's timezone, not server time

    • Fixed

Client lists and counts stay accurate past 1,000 clients

  33. v1.40.0

Referral parties, smarter intake, and calendar reliability

A full overhaul of how clients and referral parties are handled across every appraisal flow, per-client-type payment term defaults, a Pending column on the Process board with drag-to-convert, and fixes for missing future calendar events, revision report uploads, and assistant pending intake.

    9 New3 Improved10 Fixed
    • New

Pending column on the Process board — drag a pending card onto a stage to convert it to In Progress

    • New

Referral & related parties: one consistent widget across all appraisal forms, with per-row "Referral source" and "Send report" flags and a "belongs to" link for multi-client cases

    • New

Client profession field — tag any private-party contact (attorney, CPA, realtor…) independently of billing type

    • New

Quick "add referral party" form — create a referrer with just a name and profession without leaving the appraisal form

    • New

Per-client-type payment term defaults in Settings (Private vs Lender/AMC) with automatic cascade: client override → AMC default → company default

    • New

Owning-appraiser picker in pending intake — assistants and admins can now create pendings in multi-appraiser offices

    • New

Pending leads no longer require a due date — an address or a contact is enough to capture a lead

    • New

Notifications show the related property address as a prominent chip

    • New

Create new contacts (with referral-source flag) directly from the side panel's Add Contact modal

    • Fixed

Calendar: events beyond the 1,000th no longer vanish — future due dates and inspections show as real, clickable, Google-synced events again

    • Fixed

Revision completion: uploading the revised report no longer fails

    • Fixed

Editing a pending appraisal no longer wipes its clients, referral parties, or notes

    • Fixed

Converting a pending no longer resets referral parties, tags, billing splits, or the AMC — and now creates the invoice even when the fee is unchanged

    • Fixed

Finals inherit referral flags, billing splits, and payment terms from the original appraisal

    • Fixed

Loan-type tags use proper names, UAD 3.6 appraisals can be edited and converted, and evening-created orders no longer default to tomorrow's date

    • Fixed

New appraisals appear on the Process board without a page refresh

    • Fixed

Creating a client mid-appraisal no longer freezes the form

    • Fixed

Payment terms auto-fill correctly when converting a pending

    • Fixed

Probate, Executor, and Property Manager client types collect the right name/business fields

    • Improved

Due-date calendar events show the client/lender as the second line instead of repeating the address

    • Improved

Consistent error messages across all appraisal forms

    • Improved

Simplified referral rows — removed the redundant per-row "Role" field

  34. v1.39.1

    Portal access reliability

Fixes so private-party clients and report recipients (e.g. attorneys) can reliably open the client portal after delivery or payment, instead of hitting "Access Denied."

    2 Fixed
    • Fixed

Portal sign-in now matches client emails case-insensitively, so a portal link works even when the email was entered with capital letters.

    • Fixed

Anyone emailed a portal link — including non-paying report recipients such as attorneys — is now reliably granted portal access, preventing an "Access Denied" error.

  35. v1.39.0

Competitor comparison pages + Drive/Gmail disclosures

Adds four new competitor-comparison pages and an Anow data-export guide, reworks the Anow comparison around durable value with sourced facts, and updates the legal and security pages to disclose the Google Drive and Gmail integrations.

    1 New4 Improved1 Fixed
    • New

New comparison pages — vs ACI, vs ValueLink, vs Appraisal Inbox, and vs Spreadsheets — plus a dedicated "migrating from Anow" data-export guide.

    • Improved

Reworked the Anow comparison around durable value (independence, data portability, flat-price unlimited seats), with sourced and dated competitor facts.

    • Improved

Fixed the Pro price on the TOTAL comparison and added an "on the roadmap" section to the changelog.

    • Improved

Privacy, subprocessors, and security pages now disclose the Google Drive and Gmail integrations with the Google API Limited Use statement.

    • Improved

Legal pages now carry the site navigation and footer, so you can move around the site without the browser back button.

    • Fixed

Removed a broken "download PGP key" link from the security page.

  36. v1.38.0

    Unlimited seats on every plan

Every plan now includes unlimited team members at one flat price — no per-seat charges — with a matching pricing refresh and unified waitlist on the marketing site.

    1 New
    • New

Unlimited team members on every plan — Core, Pro, and Max all include unlimited seats at one flat price, with no per-seat charges. (Pro is now $199/mo.)

  37. v1.37.1

Mobile fix — client panel overflow

The client side panel no longer overflows the screen on phones.

    1 Fixed
    • Fixed

The client side panel no longer overflows the screen on phones — contact details stack into a single column and long emails and addresses wrap instead of pushing past the edge.

  38. v1.37.0

    Live dashboard updates

The dashboard now updates itself in real time — the Action Center reflects changes instantly without a manual refresh — and its date buckets roll over automatically at midnight.

    1 New
    • New

The dashboard updates in real time. The Action Center (Awaiting Signature, Overdue Invoices, Revisions, Scheduling, Unlinked Events) now reflects changes instantly — including ones made in another tab or on another device — without a manual refresh. The Today / Tomorrow / This Week / Overdue buckets also roll over automatically when the day changes, so a dashboard left open overnight stays accurate.

  39. v1.36.0

E-signing is now a Max feature; payment-timing reminders

Electronic signing of engagement letters (client portal and in person) is now part of the Max plan, a new advisory badge reminds you when a client wants paying before a given stage, and the Terms of Service gained electronic-signature and legal-advice clauses.

    1 New2 Improved
    • New

Advisory payment-timing badge on the appraisal file — when a client's terms ask to be paid before start, inspection, or delivery and the invoice isn't paid, an amber reminder appears. Purely advisory; nothing is blocked.

    • Improved

Electronic signing of engagement letters — in the client portal or in person on your device — is now part of the Max plan. Pro can still generate letters, send them, and upload a hand-signed copy.

    • Improved

Terms of Service updated with electronic-signature / engagement-letter and "not legal advice" clauses.

  40. v1.35.0

    Delivery options, in-person signing & 14-day trials

Choose how each report is delivered at completion, sign engagement letters in person, deliver revised reports in one step, and free trials now end after 14 days with an in-app upgrade path. Plus CSV import/export on every plan and a new data-onboarding importer.

    8 New6 Improved5 Fixed
    • New

At completion, choose how each report is delivered — send to the client portal, release it now before payment (for attorneys, CPAs, and other third parties), or mark that you'll deliver it yourself. Third-party recipients get portal access, and paying an invoice offline re-sends the report.

    • New

Sign an engagement letter in person on your own device — hand the client your phone or iPad, they sign, and a signed copy is stored on the file and emailed to them.

    • New

Mark an engagement-letter party as "won't sign" to clear it from Awaiting Signature and stop reminders (with undo).

    • New

Upload a revised report and deliver it in one step — pick recipients and send a "your revised report is ready" email.

    • New

Free trials now end after 14 days. A countdown lives in the sidebar, reminder emails go out as it winds down, and once a trial expires the app stays read-only until you choose a plan.

    • New

CSV import and export are now available on every plan, with a new forgiving importer for bringing your existing appraisals in.

    • New

Core plan can now add a single assistant seat.

    • New

Foundation for per-client payment timing (before start / before inspection / before delivery).

    • Improved

New client payment terms now default to your company default.

    • Improved

Clearer messaging about which Google/Gmail account a report is sent from, and a clearer connection label.

    • Improved

On phones, in-person signing opens as a full bottom sheet so the whole letter is visible.

    • Improved

The trial/upgrade prompt now lives in a tidy sidebar card on web instead of a banner across the top.

    • Improved

Clicking an Action Center tab scrolls it into view.

    • Improved

Payout statement line items open the underlying invoice, and deducted fees now show in the statement summary.

    • Fixed

"Sign in person" and "Won't sign" now appear on single-party engagement letters too.

    • Fixed

Uploading a revised report no longer fails partway through.

    • Fixed

Scheduled jobs (crons) are no longer blocked by auth and now run on schedule.

    • Fixed

"Sent today" on Awaiting Signature no longer miscounts in 24-hour chunks.

    • Fixed

Corrected over-eager CSV column auto-mapping during import.

  41. v1.34.2

Payout fee accuracy + payment panel fixes

Corrects how appraiser payout statements handle processing fees, and fixes editing and client display on the payment side panel.

    3 Fixed
    • Fixed

Payout statements now correctly net out processor-deducted fees, and keep fees the appraiser paid themselves (billed-to-appraiser) in the bill. The "Splits taken from → After all fees" option is renamed "After processing fees (company + deducted)" to match.

    • Fixed

Editing a payment now works when opened from an invoice (the Edit button was previously a no-op there).

    • Fixed

Payment details now show the client name instead of "Unknown Client" when opened from an invoice.

  42. v1.34.1

    Team UI polish

Cleaner team-member avatars and a proper in-app confirmation when deleting a custom role.

    1 Improved1 Fixed
    • Fixed

Team-member profile pictures no longer get squished into ovals when the row is crowded — they stay perfectly round.

    • Improved

Deleting a custom role now shows a proper in-app confirmation dialog instead of the browser's default popup.

  43. v1.34.0

    Roles & permissions

Control exactly what each team member can do — edit the Appraiser/Assistant defaults, create custom roles, and have those permissions enforced across the whole app.

    2 New1 Improved1 Fixed
    • New

New Roles & Permissions in Settings → Team: see and edit what Appraisers and Assistants can do across appraisals, clients, AMCs, invoices, payments, calendar, engagement letters, import/export, portal invites, and analytics. New team members inherit your defaults automatically. (Editing defaults is included on Pro and Max.)

    • New

Custom roles (Max): create named roles like "Bookkeeper" or "Trainee" with their own permission sets and assign them to team members.

    • Improved

Permissions are now genuinely enforced everywhere — an assistant only sees and can do what their role allows, in both the menus and behind the scenes. Admins always retain full access.

    • Fixed

Corrected plan gating so paid features stay on their intended plans: analytics, the client portal, and workflow automation are Pro+; custom per-user permissions are Max.

  44. v1.33.2

Dashboard tablet fix + completed work stays visible

The dashboard lays out correctly on tablets, and completed "Work Due Today" items now stay visible (checked off) instead of hiding.

    1 Improved1 Fixed
    • Fixed

The dashboard no longer squishes its three panels into unreadable columns on tablet-width screens — they stack cleanly until there's room for the full three-column layout.

    • Improved

Completed items in "Work Due Today" now stay visible by default, shown checked-off below your outstanding work, so you can see what you've knocked out. They auto-collapse only on heavy days (5+ completed), and you can still hide them anytime.

  45. v1.33.1

Mobile analysis polish + payment invoice numbers

The Analysis tables read cleanly on phones, and the Payment Fees list now shows the right invoice numbers instead of "Unallocated."

    1 Improved1 Fixed
    • Fixed

The Payment Fees list now shows each payment's invoice number (using your invoice-numbering preference) instead of labeling externally-numbered invoices as "Unallocated." Only payments with genuinely no invoice still show "Unallocated."

    • Improved

The Analysis tabs are easier to read on mobile — the Payouts and Payment Fees tables become stacked cards on phones (no more cut-off columns), and the Assignments breakdown no longer wraps awkwardly.

  46. v1.33.0

Unified payout view + Due Today fix

Contractors who bill the company now see a single Billing tab instead of two overlapping ones, and work completed today stays visible in Due Today.

    1 Improved1 Fixed
    • Improved

If you bill the company, the Analysis page now shows a single Billing tab instead of separate Payouts and Billing tabs with similar-but-different numbers. Your period stats (earned, collected, completed files) move to the top of Billing, above your authoritative carry-forward bill. The Payouts tab still appears for the company/admin overview and for appraisers who don't bill the company.

    • Fixed

Appraisals you complete today now stay visible (marked done) in the Due Today list instead of disappearing.

  47. v1.32.4

Billing tab no longer disappears with date range

The Analysis Billing tab now stays visible based on your current billing status, regardless of the date range you've selected.

    1 Fixed
    • Fixed

The Analysis Billing tab no longer disappears when you select a date range that ends before you opted into billing the company. It now follows your current billing status, while historical payout and revenue figures stay tied to their correct dates.

  48. v1.32.3

Cleaner analysis goal + tab fixes

The revenue goal now reflects a single appraiser's own goal and the dates you've selected, plus a couple of small UI fixes.

    2 Improved2 Fixed
    • Fixed

Editing a completed appraisal's completion date (or any field) no longer shows a misleading "invoice already paid" notice when the fee wasn't changed.

    • Improved

If you're the only appraiser, your Analysis revenue goal now shows as your own goal instead of a "Whole company" goal. A separate company goal appears only once you add another appraiser.

    • Improved

The revenue goal now tracks the date range you've selected — pick a past window and it shows where you stood against that year's goal at that point (labeled "expected by <date>" instead of always "today").

    • Fixed

The Analysis tabs and the appraisal side-panel tabs no longer have a small unwanted vertical scroll, especially on mobile.

  49. v1.32.2

    Editable completion date now shows

The "Completion Date (delivered on)" field for correcting a completed appraisal now actually appears in the Assignment Details editor.

    1 Fixed
    • Fixed

You can now edit a completed appraisal's completion date — the "Completion Date (delivered on)" field appears in Assignment Details (open an appraisal → Order tab → Assignment Details → pencil). It had been added to the wrong screen in the previous update.

  50. v1.32.1

Accurate completion dates + clearer portal recovery

Completion dates now reflect the day work actually went out (no more evening "next-day" rollover), can be corrected after the fact, and the portal sign-in recovery copy is clearer.

    1 Improved1 Fixed
    • Fixed

An appraisal's completion date now records the day you actually delivered it (in your timezone) instead of sometimes rolling to the next day — so Analysis counts land in the right period. You can also correct a completion date afterward in Edit Key Dates.

    • Improved

The client-portal sign-in screen sets clearer expectations (the link comes from your appraiser, it expires quickly so open it promptly, and check spam) so report recipients are less likely to get stuck.

  51. v1.32.0

Referral-source tracking + correct client on cards

Contacts on an appraisal can now be marked as a referral source (for upcoming growth tracking), and kanban/dashboard cards now show the actual primary client instead of a realtor or other contact.

    1 New1 Fixed
    • New

You can now mark a contact on an appraisal as a "Referral source" — independent of whether they receive the report — to start tracking where your work comes from.

    • Fixed

The Process board and dashboard cards now show the primary client, not whichever contact (realtor, attorney, referral) happened to be listed first.

  52. v1.31.1

    Accurate Analysis assignment counts

The Analysis page now counts Finals and Rent Forms correctly and bases the Assignments count on completed work, with the ordered count shown alongside.

    1 Improved1 Fixed
    • Fixed

The Analysis "Assignments" and "Gross Revenue" cards now count Finals and Rent Forms correctly (by the final-inspection flag and the 1007 form type) instead of mislabeling them — so finals no longer get hidden inside Appraisals.

    • Improved

"Assignments" now counts work completed in the selected date range (rather than work ordered), and shows the number ordered alongside it.

  53. v1.31.0

Statement totals + branded billing PDF

Billing statements now show fee/billable totals and download as a branded PDF (your logo and colors), grouped by billing period and work type, using your invoice-number preference.

    1 New1 Improved1 Fixed
    • New

Billing statements now show totals — total invoiced, fees paid by the company, fees paid by the appraiser, and the amount billable.

    • Improved

The billing statement PDF is now branded with your company logo and colors, with a clearer appraiser / company / period header and line items grouped by billing period and work type.

    • Fixed

Invoice numbers on the eligible list, the statement, and the PDF now consistently follow your invoice-number preference (form number first, Appraisal Ally number as fallback).

  54. v1.30.0

Edit billing statements + type/period breakdowns

Billing statements can now be edited (add or remove work until paid) via a tidier per-statement menu, and both the statement history and the eligible-to-bill list group work by billing period and type with at-a-glance tallies.

    1 New2 Improved
    • New

Edit a billing statement — add or remove work until it's paid — from a new per-statement menu. Editing a statement you've already submitted reopens it as a draft, so a bill the company has seen never changes silently; approve it again when you're done.

    • Improved

Statement history now shows a "this period vs past" breakdown by type (e.g. "12 Appraisals · 2 Finals") on each row, and expands into items grouped by billing period and work type.

    • Improved

The eligible-to-bill list is now grouped by billing period and work type, with unpaid "pending" work shown in its own group.

  55. v1.29.0

Archive past billing work + clearer eligible list

The Billing tab can now archive/dismiss already-settled work (durable and undoable), and the eligible list is easier to scan with newest-first sorting, per-section type tallies, type badges, and click-to-open invoice details.

    1 New3 Improved
    • New

Archive or dismiss billing work that's already been settled — a one-click "Archive all before [date]" to clear out historical work, plus a per-item dismiss. Everything is undoable from the "Unarchive all" control.

    • Improved

The eligible list now sorts newest-completed first, so recent work is at the top instead of buried under the backlog.

    • Improved

Each Billing section header shows a type tally (e.g. "16 Appraisals · 3 Finals"), and every line is tagged with its type (Appraisal, Final, Rent Form, etc.) so you can tell what an amount is for at a glance.

    • Improved

Click any line in the Billing list to open the invoice details, and from there open the appraisal — without leaving the page.

  56. v1.28.0

Billing rework + Analysis KPI fixes

The appraiser→company Billing tab now splits work into "This Month" and "Past Completed Work" with a per-appraiser billing starting point, and the Analysis cards correctly show all payment methods and a fee-accurate Net Revenue.

    2 New2 Fixed
    • New

Billing tab now groups eligible work into "Work Completed This Month" and "Past Completed Work". Paid work is billable; work completed this month that isn't paid yet shows with a note that it flows into the next billing cycle.

    • New

New "Start billing from" date on the Billing tab — work completed before it is treated as already settled, so historical work doesn't pile into your bill.

    • Fixed

Collected card now lists every payment method (it used to drop one when you had more than three), so the breakdown matches the total.

    • Fixed

Net Revenue now subtracts all Stripe processing fees for an accurate figure.

  57. v1.27.2

Billing tab for solo billing appraisers

Solo appraisers who bill the company (contractors with a separate owner) now see their Analysis → Billing tab, which was previously hidden because the single-appraiser view collapsed to the company lens.

    1 Fixed
    • Fixed

Solo appraisers who bill the company now see their Billing tab in Analysis (was hidden for one-appraiser companies).

  58. v1.27.1

    Team tab & dialog polish

Cleaner team-member row actions, tidier dialog headers, and a clearer compensation billing-basis option.

    2 Improved1 Fixed
    • Improved

Team members: the manage-signature, compensation, and remove actions are now grouped into a single labeled "⋯" menu instead of a row of bare icons.

    • Improved

Compensation editor: the "Company default" billing-basis option now shows what it currently resolves to (e.g. "when paid") and notes where to change it.

    • Fixed

Dialog headers no longer cram the title and description side-by-side — they stack cleanly, with the close button pinned top-right.

  59. v1.27.0

    Appraiser → company billing statements

1099 contractor and split appraisers can now build, review, and bill their company for what they're owed — with automatic carry-forward of older paid work, PDF export, and (on MAX) scheduled monthly drafts plus email delivery from their own Google account.

    8 New1 Improved3 Fixed
    • New

New Billing tab in Analysis — build a statement of what the company owes you, with automatic carry-forward of older work that's since been paid.

    • New

Pick exactly which invoices to include; expandable statement history showing every line item.

    • New

Per-appraiser opt-in ("Bills the company") plus billing method — bill on collection or on completion — in the compensation editor.

    • New

"Billed to company" indicator on the invoice side panel.

    • New

Download any statement as a PDF.

    • New

Email a statement to your company straight from your connected Google account, so it comes from you.

    • NewMax

Scheduled billing — auto-create a draft on your chosen day each month and get notified to review and approve; optionally auto-email it on approval.

    • New

New Payment now opens as a side sheet on every surface.

    • Improved

Statements show a period lens (this period vs. carried forward) with per-type counts, and surface the company's default billing basis.

    • Fixed

Bill by completion date, not payment date, and never bill undelivered work.

    • Fixed

Fixed $0-owed on historical work and a date-picker overflow on the statement builder.

    • Fixed

Popovers stay clickable after a modal closes.

  60. v1.26.0

    Field-ready dashboard for appraisers

A time-aware "Next Inspection" card with countdown and one-tap Directions/Call/Complete, a mobile dashboard that leads with your schedule, plus payment and mobile fixes.

    1 New2 Improved4 Fixed
    • New

New time-aware Next Inspection card on the dashboard — your next stop is promoted with a live countdown ("in 45 min" / "Now") and one-tap Directions, Call, and Mark Complete, built for working from your phone between inspections

    • Improved

The mobile dashboard now leads with today's schedule, and the alerts console shows which categories have items as chips so nothing hides off-screen

    • Improved

Directions / Call / Complete actions on every inspection in today's schedule; "Due Today" tucks completed items behind a toggle; pull-to-refresh now actually refreshes

    • Fixed

New Payment now tells you exactly what's missing when Record Payment is disabled — and a payment doesn't have to be applied to an invoice

    • Fixed

The date picker's month navigation works again — use the arrows to change month

    • Fixed

Bottom-sheet forms (like inspection notes) are no longer covered by the on-screen keyboard

    • Fixed

Dashboard card buttons stay inside the card, and a long-past un-completed inspection no longer shows as "up next"

  61. v1.25.0

UAD 3.6 form type, calendar title options & inspection notes

Track the new UAD 3.6 redesigned URAR as a form type and filter the Appraisals list by form, choose how due-date calendar events are titled, and capture inspection notes when completing an inspection from the dashboard.

    2 New3 Improved1 Fixed
    • New

New "UAD 3.6 - Redesigned URAR" form type to track which appraisals use the new GSE form during the 2.6 to 3.6 rollout — highlighted on the Appraisals list

    • New

New Due-Date Event Title setting (Settings → Calendar): show due-date calendar events as "Address + due date" or "Address only"

    • Improved

Filter the Appraisals list by form type (e.g. show only UAD 3.6 work)

    • Improved

Due-date calendar event titles now always update when you change the due date, so they never show a stale date

    • Improved

Completing an inspection from the dashboard now lets you add inspection notes, and opens as a bottom sheet on mobile instead of a cramped popup

    • Fixed

The due-date reschedule confirmation buttons no longer overflow off the side of the modal

  62. v1.24.3

    Clearer calendar sync feedback

The "Re-sync all events" action now shows live progress and explains any events that couldn't sync.

    2 Improved
    • Improved

"Re-sync all events to Google" now shows a live timer and spinner while it runs, so it's clear the sync is still working

    • Improved

When a re-sync finishes with events that couldn't sync, it lists which ones and why (usually a temporary Google rate limit) with a one-tap "Try again" — instead of just a count

  63. v1.24.2

    Google Calendar re-sync repair

"Re-sync all events to Google" now repairs events that drifted to the wrong day or went missing, not just ones that never synced.

    1 Fixed
    • Fixed

"Re-sync all events to Google" (Settings → Calendar) now re-pushes every active event — correcting inspections and due dates that landed on the wrong day in Google and recreating any that went missing — instead of only pushing events that were never synced

  64. v1.24.1

    Google Calendar duplicate fix

Inspections and due dates no longer create duplicate or wrong-day copies on Google Calendar, plus a tool to clean up duplicates already there.

    1 Improved1 Fixed
    • Fixed

Scheduling or rescheduling an inspection or due date no longer creates a duplicate event — or a leftover copy on the original day — in Google Calendar

    • Improved

New "Clean up duplicate events" tool in Settings → Calendar finds and removes leftover duplicate or stale copies of your appraisal events from Google, showing you the list to review before anything is deleted (your other Google events are never touched)

  65. v1.24.0

    Mobile calendar + revision notifications

Add events from the mobile calendar with a redesigned event sheet and a time-ordered day view, plus revision status notifications that route to the right people and update live.

    2 New2 Improved1 Fixed
    • New

Add an event directly from the mobile calendar — a "+" button opens a full-screen New Event sheet, with the event-type options stacked and readable on a phone

    • New

Revision notifications now follow each status: Received alerts the appraiser and assistant, In Process and Ready alert the assistant, Completed alerts both — scoped to the appraiser's paired assistant(s), and an earlier alert is cleared when the status advances so a stale "in process" doesn't linger

    • Improved

The mobile calendar is now full-bleed (no more double outline against the top/bottom bars), and each day's events show in one chronological list (all-day first, then by time) instead of being split into category groups

    • Improved

Notifications update live — a superseded or read alert clears from your bell without a refresh

    • Fixed

Marking a revision Ready now updates the dashboard immediately instead of only after a page refresh

  66. v1.23.1

    Work Due Today fix

Appraisals completed before their due date no longer reappear under "Work Due Today" on the due date.

    1 Fixed
    • Fixed

"Work Due Today" on the dashboard no longer resurfaces appraisals that were completed on an earlier day — a completed item now appears there only if it was finished today

  67. v1.23.0

    App-wide dark mode

Full dark-mode support across every page, panel, list, form, and dialog, with a Light / Dark / Auto appearance control that defaults to your device setting.

    2 New1 Improved1 Fixed
    • New

Dark mode across the entire app — every page, side panel, list, form, calendar, and dialog now follows your theme

    • New

New Light / Dark / Auto appearance control (in the profile menu on desktop, the "More" menu on mobile); Auto follows your device's light/dark setting and is the default

    • Improved

The top bar, left sidebar, and profile menu render consistently in dark mode as one continuous chrome surface

    • Fixed

Calendar week/day grid lines now use a subtle themed color in dark mode instead of bright white

  68. v1.22.0

Mobile-optimized experience + smarter calendar drag

A comprehensive mobile optimization pass across every major surface — lists, cards, filters, side panels, settings, and dialogs — plus smarter calendar drag-to-reschedule for due dates and inspections.

    2 New6 Improved3 Fixed
    • New

Calendar: dragging a due-date marker or an inspection past the appraisal's due date now prompts to update the due date; due-date events stay all-day and sync to Google Calendar

    • New

On mobile, your profile, settings, theme, and sign-out now live in the "More" menu, with a cleaner top bar and a larger page title

    • Improved

Comprehensive mobile pass across Appraisals, Invoices, Payments, Clients, AMCs, the Process board, Calendar, side panels, and Settings — cards, filters, and forms now fit and read correctly on phones

    • Improved

Settings and dialogs now open full-screen on phones instead of a cramped floating card

    • Improved

Search and filters collapse to one compact row with a filter button on every list; the Mine/All toggle moved into the filters

    • Improved

Process board columns peek and snap so you can tell there are more; row actions open as a swipe-to-dismiss bottom sheet; pagination collapses to a compact "page X of Y"

    • Improved

"Create New" is collapsed by default in the More menu so the navigation links lead

    • Improved

The Connections roster rows in Settings are now visually consistent

    • Fixed

Fixed numerous mobile overflow/clipping issues — payment cards, signature and company-logo upload, team-member rows, the invoicing dropdown, and the AMC list

    • Fixed

Long values (emails, transaction IDs, addresses) now truncate instead of breaking the layout on phones

    • Fixed

Headers, footers, and bottom navigation now respect device safe areas when installed as a home-screen app

  69. v1.21.0

Engagement letter plans, signature reminders & inspection notes

Engagement letters move into Pro (with online e-signature and automatic reminders on Max), you can now nudge clients who haven't signed, and inspection observations are captured when you complete an inspection.

    5 New3 Improved1 Fixed
    • New

Engagement letters are now included in Pro; online e-signature and automatic signature reminders are part of Max.

    • New

Send a reminder to a client who hasn't signed their engagement letter yet — a nudge with the same signing link.

    • New

Automatic signature reminders (Max): choose how soon and how often to remind, and the app nudges clients on a schedule. Off by default.

    • New

Inspection notes — capture observations for the write-up when you mark an inspection complete; they appear below the inspection card.

    • New

Engagement letters now pre-fill the inspection date from the scheduled inspection.

    • Improved

Dashboard "needs scheduling" cards now show the inspection's notes and open straight to the Schedule tab.

    • Improved

An inspection's scheduling and access notes now live in one place and stay in sync across the dashboard, side panel, and calendar event.

    • Improved

Mobile polish on the Storage settings tab and the engagement-letter creation screen.

    • Fixed

Dashboard scheduling notes now refresh after you edit them instead of showing a stale value.

  70. v1.20.0

Google Drive storage, Connections hub & appraiser badges

Store appraisal folders in Google Drive (Shared Drives included), see every integration's health in one place, and spot the assigned appraiser at a glance across appraisals, invoices, and payments.

    4 New2 Improved4 Fixed
    • New

Store appraisal folders in Google Drive — connect Drive (including Shared Drives), pick your active and completed folders, and let folders be created and organized automatically.

    • New

New Storage settings tab — choose your storage provider and set company-wide or per-appraiser folders, with an admin override to set folders on an appraiser's behalf.

    • New

Settings → Integrations is now Connections — an at-a-glance health board for Google, cloud storage, and payments, with reconnect/disconnect and quick links into each setup tab.

    • New

See the assigned appraiser on appraisals, invoices, and payments rows when viewing everyone's work.

    • Improved

Connect Google right from the Calendar tab, and notifications now preview the related comment inline with a consistent "View" button.

    • Improved

The Connect-Calendar chip no longer overlaps the dashboard Action Center.

    • Fixed

Revisions reuse the existing appraisal folder instead of creating a duplicate.

    • Fixed

Kanban cards show the correct due date (timezone fix), and the retrospective (RETRO) badge stays visible.

    • Fixed

Stage-change alerts that have been superseded now clear themselves automatically.

    • Fixed

More reliable address lookup — fixed an intermittent Google Maps load error.

  71. v1.19.9

Revisions on the process board & due-date titles

Appraisals with a requested revision now appear in the Revisions column on the process board, and activating a pending appraisal no longer leaves "(Pending)" on its due-date calendar event.

    2 Fixed
    • Fixed

An appraisal with a requested revision now shows up in the Revisions column on the process board, instead of disappearing from the board.

    • Fixed

Activating a pending appraisal now drops the "(Pending)" label from its due-date calendar event, showing the due date instead — even when you don't change the date or address.

  72. v1.19.8

Calendar inspections reopen the side sheet

Clicking an appraisal's inspection on the calendar opens the appraisal side sheet again, instead of the plain event modal.

    1 Fixed
    • Fixed

Clicking an appraisal inspection on the calendar opens the appraisal side sheet (on the Schedule tab) again, instead of the basic event modal.

  73. v1.19.7

    Calendar & scheduling fixes

Fixes a stray New Event modal on the calendar, makes pending inspections editable, lets duplicate inspections be deleted, and drops "no inspection required" appraisals from the scheduling alerts.

    4 Fixed
    • Fixed

Clicking a calendar event no longer also opens a blank "New Event" modal alongside the side sheet.

    • Fixed

A tentative inspection (Unscheduled or Pending) now has an Edit button, so you can change its time or notes without first confirming the schedule.

    • Fixed

A leftover duplicate inspection on the calendar now opens the detail modal — where it can be deleted — instead of the appraisal side sheet, so you can clean up duplicates.

    • Fixed

An appraisal marked "No Inspection Required" no longer shows up in the dashboard "to schedule" tab.

  74. v1.19.6

Calendar event opens the side sheet in place

Clicking an appraisal event on the calendar now opens its side sheet over the calendar, without navigating away to the Appraisals page.

    1 Fixed
    • Fixed

Clicking an appraisal's inspection or due-date event on the calendar now opens its side sheet in place — you stay on the calendar — instead of first navigating to the Appraisals page.

  75. v1.19.5

Calendar event navigation + scheduling/UI polish

Calendar events tied to an appraisal now open the side sheet on the right tab, plus a few scheduling and Appraisals-page UI fixes.

    2 Improved2 Fixed
    • Improved

Clicking an appraisal's inspection or due-date event on the calendar now opens that appraisal's side sheet — inspection events on the Schedule tab, due-date events on the first tab — instead of a separate detail modal. Standalone events (meetings, time off, or a Google event not yet linked to an appraisal) still open the detail modal so you can view and edit them in place.

    • Improved

The Schedule Inspection status dropdown shows the status name with its description on a smaller second line, so the labels no longer wrap awkwardly.

    • Fixed

"No inspection needed" in the not-yet-scheduled state now uses the styled confirmation dialog instead of the browser's default popup.

    • Fixed

The selected KPI / quick-filter card on the Appraisals page no longer has its highlight border clipped.

  76. v1.19.4

Fix "No inspection needed" + add a Remove-inspection action

Fixes "No inspection needed" silently not saving, and lets you either remove a scheduled inspection (back to unscheduled) or mark it not needed — with the card updating immediately.

    1 Improved1 Fixed
    • Fixed

"No inspection needed" now actually saves — it was failing on a missing database field, so the choice didn't stick and the inspection card didn't update. This also fixes the older "No Inspection" / "Require Inspection" toggles, which had the same problem.

    • Improved

A scheduled inspection's ⋮ menu now offers two actions: "Remove scheduled inspection" returns the appraisal to unscheduled (ready to reschedule), and "No inspection needed" marks it as not requiring an inspection. Either one updates the inspection card right away, no refresh needed.

  77. v1.19.3

    Safer "No inspection needed" action

Moves the "No inspection needed" action into a ⋮ menu with a clear confirmation modal so it can't be clicked by accident.

    1 Improved
    • Improved

The "No inspection needed" action now lives in a ⋮ menu on the inspection card, with a styled confirmation dialog that names the inspection date and explains it removes the calendar event (Google copy included) — instead of a one-tap button next to View/Reschedule, so a scheduled inspection can't be removed by accident.

  78. v1.19.2

    Remove a scheduled inspection

Adds a "No inspection needed" action to remove an already-scheduled inspection, and fixes the inspection-required toggle not saving.

    1 Improved1 Fixed
    • Improved

You can now remove an already-scheduled inspection — a "No inspection needed" action on the inspection deletes the calendar event (Google copy included) and marks the appraisal as not requiring one. Handy for a retrospective twin that shares the original's visit, or an inspection booked in error.

    • Fixed

The "No Inspection" / "Require Inspection" toggles now actually save — the setting was previously dropped by the server and didn't stick.

  79. v1.19.1

    Streamlined engagement-letter send button

The generated engagement-letter card now has one send button that opens the composer, instead of two overlapping send buttons.

    1 Improved
    • Improved

The generated engagement-letter card now has a single "Send to client" button that opens the send composer — so you can review the recipient, CCs, and sender before it goes out — replacing the two near-identical send buttons. Sending to multiple parties at once still works the same, and each party stays adjustable from its own row.

  80. v1.19.0

Unscheduled inspection status & tentative-scheduling alerts

Drop inspections on the calendar at a hoped-for time without losing them from your scheduling alerts, via a new Unscheduled status — plus fixes for duplicate inspection events and stale due-date calendar titles.

    1 New1 Improved2 Fixed
    • New

New "Unscheduled" inspection status. You can put an inspection on the calendar at a hoped-for time without it disappearing from your scheduling alerts. The flow is Unscheduled (on the calendar, reach out) → Pending (reached out, awaiting confirmation, with notes) → Scheduled (confirmed) → Completed, and you can jump straight to any of them — booking in one call is still one step, and a tentative inspection confirms to Scheduled in one click.

    • Improved

The dashboard "to schedule" tab now keeps showing appraisals whose inspection is only tentative (Unscheduled or Pending), so they stay top of mind until you confirm them. New pending leads start their inspection as Unscheduled.

    • Fixed

Scheduling an inspection no longer leaves a duplicate event on the calendar — it now always updates the inspection already linked to the appraisal instead of creating a second one.

    • Fixed

The due-date calendar event now shows the due date in its title (e.g. "123 Main St (06/24)"), drops the "(Pending)" label once an appraisal is converted to In Progress, and updates whenever you reschedule the due date.

  81. v1.18.0

    One-screen pending conversion

Converting a pending appraisal to In Progress is now a single screen, plus a fix that was breaking conversion and smarter fee allocation on combined engagement letters.

    1 New1 Improved2 Fixed
    • New

Converting a pending appraisal to In Progress is now a single screen. Everything already filled in is shown and editable, and you just complete what's still missing — property type, form type, fee — then convert in one click, instead of clicking through the full new-assignment wizard.

    • Improved

The pending-appraisal form now lets you set Property Type and Form Type up front (optional), so when you already know them the conversion has nothing left to ask.

    • Fixed

Converting a pending appraisal to In Progress no longer fails — it was erroring on a payment-terms field that doesn't exist on appraisals.

    • Fixed

Combined engagement letters now allocate each linked property's fee by its stored billing split instead of assuming an even split.

  82. v1.17.1

Engagement-letter fee allocation + required client fee splits

Combined engagement letters now allocate the fee across every covered property, and appraisals with multiple billed clients require a complete fee split before continuing.

    1 Improved1 Fixed
    • Fixed

A combined engagement letter now allocates the fee across every covered property, so each party's share is correct. Previously it summed the total but only credited the property the letter was opened from, leaving the linked property's party unallocated.

    • Improved

When an appraisal has two or more billed clients, you now set a complete fee split — the percentages must total 100% (or the amounts the fee) — before continuing, so blank or guessed splits no longer flow into invoices and engagement letters. A single billed client is automatically 100%, and converting a pending appraisal now keeps the split you set.

  83. v1.17.0

Combined engagement letters across linked appraisals

One engagement letter can now cover several linked appraisals — a divorce with multiple properties, or a current + retrospective pair — with a single signing flow, plus a batch of pending-appraisal and report-delivery fixes.

    1 New2 Improved4 Fixed
    • New

Combine engagement letters across linked appraisals. When an appraisal is linked to others (a divorce with multiple properties, or a current + retrospective valuation), you can opt to issue one engagement letter covering all the selected properties — each listed with its dates of value and fee — signed once by everyone. It still defaults to a separate letter per appraisal, and a combined letter shows up in every covered appraisal's side panel.

    • Improved

The Dropbox folder for an appraisal is now created when a pending lead is converted to In Progress, instead of the moment the lead is first created — so leads that never convert don't clutter Dropbox.

    • Improved

Converting a pending appraisal from the Appraisals list now uses the same full flow as the side panel, so it creates the invoice and Dropbox folder and handles multiple paying clients.

    • Fixed

Converting a pending appraisal to In Progress no longer fails when optional fields (like form type) were left blank.

    • Fixed

The property map in the appraisal side panel now loads reliably for newly created pending appraisals, and pending appraisals capture the property location more reliably.

    • Fixed

Report-delivery emails in a linked case now mention only the recipient's own properties, and the awaiting-payment notice is branded like the rest of the emails.

    • Fixed

The Delivery tab now shows who the portal link was sent to in its headline, instead of the most recent status notice.

  84. v1.16.0

Notifications side panel + engagement-letter signature tracking

Notifications now open in a roomier side panel where you can acknowledge, view, dismiss, or reply inline, and the dashboard tracks engagement letters awaiting signature with one-click reminders.

    4 New1 Improved
    • New

Notifications now open in a side panel instead of a small dropdown — easier to read, works well on mobile, and you can act on each one without leaving the page.

    • New

Acknowledge a notification to clear it from Unread without being taken anywhere, or dismiss it entirely with the ×.

    • New

Reply to @mentions and comment replies right from the notification — your reply posts to the appraisal's comment thread, with the original comment shown for context.

    • New

New "Awaiting Signature" tab on the dashboard lists engagement letters that have been sent but not yet signed, with how long they've been waiting; click through to send a reminder.

    • Improved

Engagement-letter parties now show "awaiting signature · sent N days ago," and the Send button becomes "Send reminder" once a letter has been sent.

  85. v1.15.0

    Engagement Letter E-Signing

Clients can review and e-sign engagement letters in their portal, and appraisers compose letters from the appraisal's clients with flexible signing (one shared letter or separate per party) and billing-based fee allocation.

    6 New2 Improved2 Fixed
    • New

Clients can review and sign engagement letters right in their portal — sign online, download, or upload a hand-signed copy, on desktop or mobile.

    • New

Send an engagement letter with a one-tap secure link that takes the client straight to signing — no password needed.

    • New

Compose engagement letters from the appraisal's clients; everyone addressed signs, and you can send to all of them at once.

    • New

Choose one shared letter everyone signs (spouses, co-owners) or a separate letter per party (divorce, separate counsel).

    • New

Engagement letters now state who pays — a single payer is named, and split fees show each party's share and percentage, based on the appraisal's billing.

    • New

Signed engagement letters can be downloaded from the client portal and from the appraisal.

    • Improved

Engagement-letter and report-ready emails now share a polished, branded design with your company logo and brand colors.

    • Improved

Attorneys are no longer copied on client signing links — each link is personal to the client signing it.

    • Fixed

The engagement letter logo now appears in the letter header, and the previewed letter matches the signed copy.

    • Fixed

Fixed a "Party not found" error when sending a letter after regenerating it.

  86. v1.14.0

    Compensation-aware Analysis + calendar/portal fixes

Analysis now models how each appraiser is paid — payouts, goals, and year-over-year — with permission gating, plus real-time Google Calendar sync, scanner-proof portal sign-in, and several reliability fixes.

    4 New1 Improved4 Fixed
    • New

Set an annual revenue goal and track year-to-date progress against pace, plus a year-over-year comparison for the selected period.

    • New

The Analysis page is now permission-gated — assistants don't see it by default, and an admin can grant access per assistant.

    • New

Calendar preferences (default view, working hours, default reminder and event length, week start) now save to your account and follow you across devices.

    • New

Clean up lender clients that still need an AMC right on the Clients page (with a "no AMC needed" option), and capture pending-appraisal leads faster with optional address and lead-source fields.

    • Improved

Payment and invoice cards are richer and clickable, opening the full record; the Analysis date range picker moved into the page for quicker changes.

    • Fixed

Real-time Google Calendar sync now works — calendar changes flow into the app without a manual refresh.

    • Fixed

Portal sign-in links no longer get used up by email security scanners before you click them — links open a quick confirm page first.

    • Fixed

Rescheduling an inspection no longer leaves a duplicate event on your calendar.

    • Fixed

Completion emails now send for realtor and attorney orders, not just private parties; "Add New Client" and other dropdowns work correctly inside pop-up forms.

  87. v1.13.0

    Smarter intake + completion-delivery fix

Faster pending-appraisal lead capture, inline lender→AMC cleanup, configurable Dropbox folder names, and fixes so completion emails reach realtor/attorney clients and dropdowns work inside modals.

    1 New2 Fixed
    • New

New Pending Appraisal is now built for quick lead capture — the property address is optional (just need an address or a contact), with AMC/Platform and "Referred by" lead sources and a quick borrower name/phone for scheduling.

    • Fixed

Completion emails now go out for realtor and attorney orders, not just private-party orders — previously those reports were marked complete and invoiced but never delivered.

    • Fixed

Multi-select dropdowns (like the client picker) are clickable again inside pop-up forms, so "Add New Client" and selecting options work when creating an appraisal.

  88. v1.12.7

Fix settings tab after reconnecting Google

Reconnecting Google opened Settings on the Profile tab instead of Integrations. It now lands on the correct tab.

    1 Fixed
    • Fixed

Reconnecting Google now opens Settings on the Integrations tab (where your calendar mappings live) instead of bouncing to the Profile tab.

  89. v1.12.6

Fix Google Calendar real-time sync setup

Real-time Google Calendar sync was failing to enable due to a misconfigured webhook URL. It now resolves reliably from the app origin.

    1 Fixed
    • Fixed

Real-time Google Calendar sync now sets up reliably — the push webhook URL is resolved from the app's own address instead of depending on a single environment variable that could leave it misconfigured.

  90. v1.12.5

    Portal email-loop root-cause fixes + calendar reconnect

Closes out the completion-email incident at its source (scoped portal resends, broke the magic-link auto-resend loop) and fixes Google Calendar reconnect (mappings preserved, lands back in settings, accurate status) plus a real-time-sync retry storm.

    5 Fixed
    • Fixed

Portal sign-in "resend my link" now goes only to the client who requested it, instead of emailing every report recipient on the appraisal.

    • Fixed

Stopped a loop that could repeatedly re-send portal sign-in links; auto-resend now happens once and then waits for an explicit request.

    • Fixed

Disconnecting and reconnecting Google Calendar now keeps your calendar mappings, returns you to the calendar settings, and shows the correct connection status without a refresh.

    • Fixed

Surfaced a "calendar not connected / not configured" indicator on the dashboard so it's noticeable without opening the Calendar page.

    • Fixed

Stopped repeated failed attempts to enable real-time Google Calendar sync from hammering Google and filling the logs.

  91. v1.12.4

    Fix Google Calendar disconnect

Disconnecting Google in Settings → Integrations could report a failure and leave you stuck as connected. Disconnect is now reliable.

    1 Fixed
    • Fixed

Disconnecting Google Calendar in Settings → Integrations no longer fails or hangs when the Google webhook teardown is slow or the token has expired. The connection is now always removed, and reconnecting works cleanly afterward.

  92. v1.12.3

    Stop runaway appraisal delivery emails

Hotfix for a loop that re-sent "appraisal delivered" emails to portal recipients every couple of minutes. Delivery emails are now rate-limited per recipient.

    1 Fixed
    • Fixed

Stopped a loop that could re-send the "appraisal delivered" email to a client (and any attorney/co-recipient) repeatedly. Delivery emails are now rate-limited per recipient, so a portal sign-in or repeat action no longer triggers duplicate sends. Legitimate "resend my link" still works after a short cooldown.

  93. v1.12.2

Appraisal panel — street address fix

The appraisal side panel now always shows the street address (it was getting squeezed out on mobile), with a cleaner top-bar layout.

    1 Fixed
    • Fixed

The appraisal side panel now always shows the street address — on mobile it could get cut off, leaving only the status/workflow chips and the city/state/zip. The top bar now stacks the street address, then city/state/zip, then the status chips so nothing gets squeezed out

  94. v1.12.1

Mobile polish — compact filters & stat cards

Filters and KPI cards take up much less space on mobile, and the invoice and payment detail panels no longer cut off at the bottom — so on a phone you reach your list and content faster.

    2 Improved1 Fixed
    • Improved

On mobile, filters now collapse behind a "Filters" button that opens a bottom sheet on the Appraisals, Invoices, and Payments pages — search stays visible and your list shows sooner

    • Improved

On mobile, the summary stat cards on Invoices and Payments are more compact (a 2-up grid), taking up far less space

    • Fixed

The invoice and payment detail panels no longer get cut off at the bottom on mobile — you can scroll all the way to the last payment

  95. v1.12.0

Fee handling for AMCs & payments + invoice/payment filters

Set how each AMC/Platform's fee is handled and have it flow into payments, filter invoices and payments by client, and expand any payment on an invoice to see its full fee breakdown. Plus a corrected processing-fee calculation and several filter and date fixes.

    4 New2 Improved4 Fixed
    • New

Set how each AMC/Platform's fee is handled — Deducted from fee, Billed to company, or Billed to appraiser — and it pre-fills when you record a payment (overridable per payment)

    • New

Record payments with explicit fee handling that drives the math: deducted lowers your net, billed keeps the full amount with the fee tracked separately

    • New

Filter invoices and payments by client

    • New

Expand any payment on an invoice to see its full detail — date, method, reference, total, amount applied to this invoice, and the fee breakdown

    • Improved

"No fee" is no longer selectable on an AMC once a fee is entered, and snaps back to "No fee" if you clear the fees

    • Improved

New payments default to "Use client defaults" so fees auto-fill from the client/AMC

    • Fixed

Processing fee was under-calculated when included in the payment amount — it now charges the percentage on the full amount ($36.55, not $35.52, on $1,250 at 2.9% + $0.30)

    • Fixed

Invoice and payment filters now show the correct result count, and pagination no longer lingers or sends you to an empty page when results are filtered down

    • Fixed

The Client Payment Breakdown on an invoice now shows each payment's actual date, matching the Payments list

    • Fixed

Fee handling set on an AMC/Platform now saves and reloads correctly

  96. v1.11.3

Overlapping events + calendar sync dedup

Overlapping calendar events now display side-by-side instead of hiding behind each other, and the Google pull sync no longer creates duplicate events after a reconnect. Settings tabs are reordered with Calendar after the company tabs.

    1 Improved3 Fixed
    • Fixed

Events at the same time on the calendar now display side-by-side in the week and day views instead of stacking on top of each other

    • Fixed

Google Calendar sync no longer creates duplicate inspections/due dates after a reconnect — incoming Google copies of an event you already have are merged or skipped instead of imported as new

    • Improved

Settings tabs reordered: Calendar now sits after the company tabs (Personal → Company → … → Calendar) instead of second

    • Fixed

The event-color preview in Settings → Calendar now loads correctly (it was querying with a missing company id)

  97. v1.11.2

Finals inspection type + due-date sync fix

Scheduling an inspection on a final now correctly creates it as a final inspection with a "(Final)" title, finals' due-date events are titled "(Final)" too, and due-date events no longer fail to sync to Google Calendar.

    3 Fixed
    • Fixed

Scheduling an inspection on a final appraisal now creates it as a Final Inspection (correct calendar mapping) with a "(Final)" title instead of a full inspection

    • Fixed

Due-date calendar events for finals are titled "Address (Final)" instead of "Address (MM/DD)"

    • Fixed

Due-date events no longer fail to sync to Google Calendar (all-day events were being rejected for having an empty time range)

  98. v1.11.1

Finals polish + side sheet stability

Finals now behave like finals end-to-end — correct calendar colors, 1004D form, dashboard scheduling card, and a completion modal without subject-to questions. Also fixes the appraisal side sheet refreshing (and losing the map) when contacts change.

    1 Improved4 Fixed
    • Fixed

Adding, editing, or removing a contact on an appraisal updates the contacts list in place — the side sheet no longer flashes a loading state and the property map stays visible

    • Fixed

Inspection and due-date calendar events for final appraisals now use your Final Inspection / Final Due Date calendar mapping and colors instead of the full-appraisal ones

    • Fixed

Creating a final now immediately shows the schedule-inspection card on the dashboard, no matter where you created it from

    • Fixed

New finals default to the 1004D form instead of copying the original appraisal's form

    • Improved

Completing a final no longer asks about subject-to conditions or whether to expect another final

  99. v1.11.0

    Identifiable Stripe charges

Card charges now show up in your Stripe dashboard with a real description (invoice number, property address, client) and an attached customer, and Appraisal Ally payments display their Stripe Payment ID with a one-click link to the matching charge.

    2 New
    • New

Stripe charges are self-describing — the Transactions list shows the invoice number, property address, and client instead of a bare payment ID, combined payments list every covered invoice, and the client is attached as a Stripe Customer

    • New

The payment side panel shows the Stripe Payment ID with Copy and a "View in Stripe" link, so any payment marked paid in Appraisal Ally can be verified against the actual Stripe charge

  100. v1.10.0

The phone tells appointments from work due

The iOS app's home screen now works like the web's: today's schedule is appointments only, with the next inspection promoted to a card you can navigate to, call from, and complete on the spot. Deadlines live in their own buckets, empty sections say what's next, and directions open in the maps app you actually use.

    3 New2 Improved
    • New

On the phone, today's schedule shows only inspections — the next one as a card with a countdown, the contact, and Directions, Call, and Complete buttons. Due today, Tomorrow, and Rest of the week hold the deadlines, bucketed by the same rules as the web, so the two never disagree about what's due.

    • New

Mark an inspection complete from the phone, with an optional note. The note lands on the appraisal, and the file moves to your post-inspection stage the same way it does on the web.

    • New

Pick your maps app. Directions open in Google Maps or Apple Maps — More → Maps app on the phone, Settings → Calendar on the web — and the choice follows you between devices.

    • Improved

An empty section no longer says “Nothing” three times over. A slim all-clear card names what's next — the next inspection, or the next due date — on the phone and the web alike.

    • Improved

Inspection cards name the appraiser when the inspection isn't yours, so an assistant or office admin can see whose day it is. Due rows show the date you're working toward and, when the client asked for a different one, say so.

  101. v1.9.0

Invoices from your own Gmail, and inspections that say how

Sending an invoice now works the way delivering a report already did — each billed client gets their own email, from your Gmail, with their own pay link. Inspections gained a method, so a desktop assignment can hold a calendar slot without pretending you drove out to it.

    2 New2 Improved3 Fixed
    • New

Send Invoice emails each billed client their own message from your Gmail — their share on a split, their own single-use portal pay link, and an “already sent” indicator so a resend is always deliberate. Card payments still settle through your Stripe account.

    • New

Inspections record how the property was looked at: Interior, Exterior, Drive-by, or Desktop. Desktop is the useful one — it holds the time on your calendar without implying a trip — and the method rides along to Google Calendar, where you were probably typing it into the notes anyway.

    • Improved

Confirmation and password-reset emails now link to appraisalally.com rather than a long third-party address, and they survive corporate email scanners, which used to follow the link and burn it before you clicked.

    • Improved

After you sign up, the screen telling you to check your email stays on screen instead of vanishing after three seconds. It shows the address, names the sender, says to check spam, and offers a resend.

    • Fixed

Duplicating a completed appraisal as a retrospective no longer shows the original's inspection as the new file's own. Ordered together, the two can still share one site visit and the schedule says so; ordered a month later, the retrospective notes that the original's visit informs the value instead.

    • Fixed

The iOS app was still shipping a placeholder icon — a leftover template file quietly outranked the real mark on every build. It now ships the actual Appraisal Ally mark, and draws it on launch.

    • Fixed

An entire class of day-early date bugs is gone: payment and deadline dates no longer shift backwards a day for anyone west of UTC.

  102. v1.8.0

The blog, and email that tells you when it fails

There's a blog now — practical writing on running an appraisal firm, from an appraiser who still takes assignments. Behind the scenes, the emails the app sends you finally look like they came from us, and a signup can no longer fail without telling you.

    1 New1 Improved2 Fixed
    • New

The blog is live at /blog — operations for small shops, what USPAP changes actually mean for your file, and working with AMCs and lenders. Subscribe from any post and you'll get one email when a new one goes out. Nothing else.

    • Improved

Confirm-your-email, password reset, and team invites now come from Appraisal Ally's own templates, so they look like us and you can reply to a real person instead of a no-reply address.

    • Fixed

If our email provider hiccuped during signup, the account was silently rolled back and you saw a raw error that read like your fault. Now it tells you the account wasn't created and offers Try again — or Google, which skips the confirmation email entirely.

    • Fixed

"Sign in with Google" always reused whichever Google account you'd last signed into, with no way to pick. If you have a work and a personal account, you can now choose.

  103. v1.7.0

The calendar learns the difference between due and planned

Lender work has two dates — the one they asked for and the one you're actually delivering. The calendar now carries both, the dashboard follows your plan, cancelling an appraisal finally cancels its invoice, and multi-AMC clients make you say which platform the order came through.

    3 New2 Improved1 Fixed
    • New

Drag a due-date marker earlier and it becomes your scheduled-out date — the day you're actually delivering — while the official due date stays put and stays visible right in the marker's title ("(08/30)" on a marker parked on the 28th is your slack, at a glance). Work Due Today and This Week follow the marker, so the dashboard finally agrees with the calendar about what you're delivering and when. Drag past the official date and it asks before extending it.

    • New

Cancelling an appraisal now cancels its invoice. It keeps its number and history for your records, but it drops out of receivables, the aging buckets, and the portal — and every pay link refuses it. Reopen the appraisal and the same invoice comes back, never a duplicate. Cancel-with-partial-comp deliberately leaves the invoice open, because a kill fee is still money owed.

    • New

A client that orders through more than one AMC now makes you pick which platform each new order came through — or "direct order", explicitly — instead of silently booking everything to the default. The AMC drives fee defaults and the portal jump link, so the wrong default used to surface weeks later as a billing surprise.

    • Improved

Payout billing got a cleanup pass from real month-end use: sections total themselves per category ("Appraisals (12) · $12,000"), "Work Completed This Month" became "This Period" because your period is whatever you say it is, and archived work moved to the bottom where a record belongs — expandable, with per-item Unarchive for the one that was never actually paid.

    • Improved

Overdue invoice cards on the dashboard now lead with who owes you — the billed client, the AMC, and a one-click jump to their portal.

    • Fixed

Due-date markers could render a day early (a timezone storage quirk) or quietly end up on a different day than the appraisal's actual due date. Every marker was realigned, missing ones were restored, and the two can't disagree again.

  104. v1.6.0

Lenders in your portal, and everyone who needs the report

The portal stopped assuming a client is one person paying by card. Switch it on for a lender who'd rather work in yours, pick which of a client's contacts receive the report on each job, and give the ones who mail checks somewhere to send them.

    3 New3 Improved3 Fixed
    • New

Turn your portal on for a lender client. Lenders used to be excluded from it outright, on the assumption they'd always send you to their own system — true for AMC work, not for the direct lender who just wants to see status and grab the report. It's a per-client switch, so nothing changes until you flip it. PRO and MAX.

    • New

A client's contacts are now the delivery list. Keep the paralegal, the loan officer, the transaction coordinator on the client record, then pick who gets the report on each individual job — or mark someone “always include” and they're selected for you every time. Each recipient gets their own email and their own sign-in link, which matters because those links are single-use: a forwarded one only works for whoever opens it first.

    • New

Portal invoices tell clients how to pay you by check. They show your payment terms and a remit-to — made out to your business, to the appraiser on the file, or to whatever you set, with the address defaulting to your own.

    • Improved

Converting a pending lead into a real appraisal now walks the same four steps as New Appraisal. It used to be one long screen behind a Create button that stayed greyed out without telling you why. Now it opens on the first thing that's missing, lists every gap as a chip you can click straight to, and — if the lead was already well filled in — lands you on the last step, one click from done.

    • Improved

Contacts are editable, and their roles come from a list (loan officer, paralegal, agent, trustee…) instead of free text, so a lender with a dozen people on it stays readable. AMCs can also be marked as a direct lender, which is its own thing and used to have nowhere to live.

    • Improved

“Copy sign-in link” replaces the old portal invite email, which quietly did nothing for any client who already had an account.

    • Fixed

Editing a pending lead from the Appraisals list no longer converts it to in-progress behind your back — and no longer wipes the address, purpose, fee and client when it opens.

    • Fixed

Change how an invoice is split between clients and the invoice now follows. It used to keep the old split with the money still attached to it. Splits that were left unset also stop overshooting 100%.

    • Fixed

Converting a lead that has a due date now puts that deadline on your calendar, and the loan-type tag the Tags step promises actually gets applied.

  105. v1.5.3

    Smarter company address + timezone

The company address lookup now saves city/state/zip separately and sets your timezone automatically from the address's location, plus a new optional Suite/Unit line.

    3 Improved
    • Improved

Your company address now saves city, state, and ZIP separately (the lookup previously kept only the full address text)

    • Improved

Your dashboard timezone is set automatically from your address's location — re-derived whenever you re-pick the address, still editable in Settings

    • Improved

Added an optional "Suite / Unit / Floor" line to the company address in Settings → Company

  106. v1.5.2

    Dashboard timezone fix

"Today / tomorrow / this week" on the dashboard now resolve in your company's timezone (from your address), so work no longer appears a day early in the evening — with a new editable Timezone setting.

    1 Improved1 Fixed
    • Fixed

Your dashboard's "today / tomorrow / this week" now reflect your company's local timezone — work no longer shows up a day early in the evening. The day boundary is based on your company address.

    • Improved

New Timezone setting in Settings → Company (auto-set from your address, editable). Calendar events also push to Google in your company's timezone.

  107. v1.5.1

    Stripe fee capture fix

Stripe card payments now record the processing fee and net amount correctly within seconds of the charge, with a nightly backstop for any that don't capture immediately.

    1 Fixed
    • Fixed

Stripe card payments now capture the Stripe processing fee and net amount correctly — same-day totals reflect what you actually received, not the gross amount

  108. v1.5.0

    Stop typing in orders

Orders come in as an email, a PDF from a portal, or a phone call — and every one of them used to mean retyping the same fifteen fields. Now you paste it, drop the PDF in, or forward the email and the appraisal fills itself in. On Max you can just describe the job out loud and the assistant creates it.

    4 New1 Improved
    • New

Paste an order email or drop in the PDF and AI reads it — address, client, fee, due date, form type, loan and order numbers, inspection details, even a photo of the notes you scribbled during the call. You get a review screen showing what it found, which client it matched, and anything it wasn't sure about, then finish in the normal New Appraisal form. PRO and MAX.

    • New

Every company gets a private forwarding address. Forward an AMC order to it — or set up a rule in Gmail or Outlook to forward them automatically — and orders land in an order inbox on your Appraisals tab, already read and ready to review. Add “new order for Dana” to the forward and it's assigned to Dana. PRO and MAX.

    • New

The order assistant creates the appraisal for you — describe the assignment the way you'd say it out loud (“divorce appraisal on Birchwood, attorney's paying, $650, due the 10th”) and it asks for anything the New Appraisal form would require, so nothing gets created half-finished. A live summary card shows what it has; keep talking to change it (“make the fee 700, add a rush tag, copy the listing agent”). Say create and it makes the appraisal, the client and contact records, the invoice, the due-date reminder, the tags, and puts the inspection on your calendar. MAX.

    • New

Any pasted or forwarded order can be finished by chat instead of by form — hand it to the assistant, tell it what to fix, and let it create. MAX.

    • Improved

You review everything before it exists. The assistant drafts and asks; you approve. Nothing is created, sent, or filed without you saying so, and you remain responsible for the assignment under USPAP.

  109. v1.4.3

Calendar fix — cancelled appraisals no longer appear

Cancelled appraisals are now fully removed from the calendar — both the due-date marker and any leftover inspection/due-date events.

    1 Fixed
    • Fixed

Cancelled appraisals no longer show on the calendar — both the due-date marker and any leftover inspection/due-date events tied to a cancelled appraisal are now hidden

  110. v1.4.2

Calendar fix — no more duplicate due dates

Stops the calendar from showing each appraisal due date twice (a duplicate property/client card was appearing next to the due-date event).

    1 Fixed
    • Fixed

The calendar no longer shows each appraisal due date twice — a duplicate marker (property address + client name) was rendering alongside the actual due-date event

  111. v1.4.1

Calendar fix — assistants see appraisal events again

Fixes a bug where paired assistants (and appraisers) saw an almost-empty calendar — inspections and due dates were being hidden by a broken query. Admins were unaffected.

    1 Fixed
    • Fixed

Paired assistants and appraisers now see appraisal-linked events (inspections, due dates) on the calendar again — they were being hidden by an appraisals-query error that only affected scoped (non-admin) users

  112. v1.4.0

Feasibility studies, narratives, and calling a job what it is

Non-form work stops being a second-class citizen. Feasibility studies and narrative reports are report types in their own right, and anything else takes your own label — so a one-off shows up as “Narrative - 4 Paired Sales” instead of “Other.”

    2 New1 Improved
    • New

Feasibility Study and Narrative Report are now report types you pick like any other, alongside the standard forms — 1004 URAR, UAD 3.6, 1073 condo, 1025, 1004D, 1004C, 2055 exterior, 2075 desktop, 2000 field review, 1007 rent schedule, and General Purpose.

    • New

Choose “Other” and a “Describe the report type” field appears. Whatever you type — “Narrative - 4 Paired Sales”, “Litigation support” — is what shows on the appraisal, in your lists, and in your CSV export, instead of the word “Other.”

    • Improved

The Form filter on the Appraisals list covers every report type, so you can pull up just your narrative or feasibility work; and long custom labels now abbreviate on a word boundary in list badges (“Narrative - litigation…”) rather than mid-word.

  113. v1.3.0

Additional invoices — bill for testimony, consults, and rush fees

Bill a client for the work that isn't a standard report — court testimony, depositions, consultations, rush fees — as its own itemized invoice, tied to the case and paid by card in the portal. Plus clearer entry for deducted-fee payments.

    3 New2 Improved
    • New

Additional invoices — raise an itemized invoice for work outside the standard report (court testimony, consultations, rush fees), with a per-line Hourly or Flat toggle so testimony at 3.5 hrs × $250 and a flat prep fee sit on the same bill.

    • New

Email an additional invoice to the client in one click — branded with your logo and colors, a line-item breakdown, and a portal pay link, sent from your own Gmail. Clients pay by card in the portal under a new “Additional Charges” section.

    • New

Link an additional invoice to one or more related appraisals — a single estate or divorce case can span two or three reports — so the context rides along with the bill. Additional invoices flow into the assigned appraiser's payout statement too.

    • Improved

Deducted-fee payments — enter the amount you actually received and the full fee and deduction are computed and recorded for you; “Use default fees” now names the AMC or platform the defaults come from.

    • Improved

Re-sending an invoice email asks for confirmation showing when and to whom it last went, and the server blocks accidental rapid double-sends.

  114. v1.2.0

Referral parties, lead capture on the board, and rock-solid lists

A big summer release. Referral and related parties get one consistent widget across every appraisal form, pending leads become first-class citizens on the Process board with a follow-up log, payment terms default by client type, and every list page got a correctness pass so KPI cards, filters, and counts always agree — even past 1,000 records.

    8 New3 Improved5 Fixed
    • New

Referral & related parties are now one consistent widget across every appraisal form, with per-row “Referral source” and “Send report” flags and a “belongs to” link for multi-party cases like divorce work.

    • New

Client profession field — tag any private-party contact (attorney, CPA, realtor…) independently of how they're billed.

    • New

Pending column on the Process board — capture a lead with just an address or a contact (no due date required), then drag the card onto a stage to convert it into an active appraisal.

    • New

Follow-up Log on pending leads — one-tap Called / Emailed / Texted / Note entries with who and when; the latest touch shows right on the board's pending cards.

    • New

Per-client-type payment terms — set different defaults for private clients vs lenders/AMCs, with an automatic cascade: client override → AMC default → company default.

    • New

Finals filter on the Appraisals list — one click narrows any view to final appraisals, and it combines with status, type, and search.

    • New

Create a new client in place — add a brand-new paying client straight from the appraisal side panel, with no detour to the Clients tab.

    • New

Owning-appraiser picker in pending intake, so assistants and admins can create pendings in multi-appraiser offices; revision milestones (requested → In Process → Ready → Completed) now appear in an appraisal's Comments; and notifications show the related property address as a prominent chip.

    • Improved

One Completed KPI card with a single all-time count — click it to see every completed report sorted by delivery date, newest first — plus a new Overdue card with a one-click filter.

    • Improved

Calendar drag-and-drop is instant — events land where you drop them instead of snapping back while saving.

    • Improved

Filter bars on Appraisals, Invoices, Payments, and Clients wrap cleanly instead of crushing the search box, and the mobile free-trial banner is now a rounded card that matches the rest of your dashboard.

    • Fixed

Calendar events beyond the 1,000th no longer vanish — future due dates and inspections are real, clickable, Google-synced events again.

    • Fixed

Editing or converting a pending no longer wipes its clients, referral parties, tags, billing splits, notes, or AMC — and a converted pending always creates its invoice, even when the fee is unchanged.

    • Fixed

KPI cards, filters, and list counts always agree now — status, type, form, and date windows filter server-side and stay exact past 1,000 records.

    • Fixed

Rescheduling an event updates the appraisal owner's Google calendar even when a teammate moves it, and overdue / month-to-date money figures use your company's timezone instead of the server's.

    • Fixed

Uploading the revised report on a revision no longer fails at completion.

  115. v1.1.1

Invoice search now finds by address and client name

Patch release expanding the invoice list search so you can find invoices by property address, client name, borrower, lender, or order number — not just by invoice number.

    1 Improved
    • Improved

Invoice list search now also matches by property address, client name, client email, borrower name, lender name, and order number — previously you could only search by invoice number or notes.

  116. v1.1.0

    Per-appraisal Dropbox tab + duplicate-invoice-number repair

Adds an inline Dropbox tab to each appraisal's side panel so you can see linked folders and files without leaving the app, plus a folder picker for appraisals whose Dropbox path is missing. Also unblocks real-world billing where the same invoice number gets reused across jobs.

    1 New1 Improved1 Fixed
    • New

New Dropbox tab on the appraisal side panel — see the linked Dropbox folder and its files inline, click any row to open in Dropbox, or pick a folder for appraisals that don't have one linked yet. Tab only appears when your company has Dropbox connected.

    • Fixed

Invoice numbers can now be reused across appraisals — the database no longer rejects a duplicate number, and the create-invoice form gives a soft warning instead of crashing when historical data has dupes.

    • Improved

Data import: the invoice loader no longer treats external_invoice_number as a uniqueness key, so legacy billing data with reused numbers imports faithfully.

  117. v1.0.4

Edit-stage crash fix and migration tooling polish

Patch release with a defensive guard that prevents crashes when editing workflow stages (or any form field bound to a nullable text column), plus internal data-import improvements discovered during the production cutover.

    2 Improved1 Fixed
    • Fixed

Editing a workflow stage no longer crashes the page when the stage's description is blank — guard added to the floating-label input so any nullable text binding can't trigger the same crash.

    • Improved

Data import: imported appraisals now land in the kanban column that matches their source workflow stage, instead of all defaulting to a single column.

    • Improved

Data import: cleaner separation of production and test credentials during migration runs.

  118. v1.0.3

Map markers modernized and broken-link prevention

Patch release migrating the remaining inline map markers off Google's deprecated Marker class onto the supported AdvancedMarkerElement, plus a defensive fix that prevents a real production incident with invitation emails.

    1 Improved1 Fixed
    • Fixed

Team invitation and client portal emails are protected against an invisible-whitespace env-var pasting mistake — a real production incident where a trailing tab character in NEXTAUTH_URL turned every invitation link into a dead URL.

    • Improved

Inline map markers (new-appraisal property step, appraisal side panel, appraisal detail page) migrated to Google's supported AdvancedMarkerElement API ahead of Google removing the deprecated google.maps.Marker class.

  119. v1.0.2

Brand-color save fix and auth-page polish

Patch release fixing a silent brand-color save bug on the company-setup form and overhauling the sign-in and sign-up pages with Google as the primary auth method, a new tagline, ToS/Privacy footer, and a cleaner invited-team-member flow.

    7 Improved1 Fixed
    • Fixed

Signup setup form no longer fails silently when saving brand colors — previously the uppercase default hex values violated the database constraint and could block account creation.

    • Improved

Brand-color picker on the signup setup form now matches the Settings → Company panel, with the same live preview and fallback palette.

    • Improved

Sign in with Google moved to the top of both sign-in and sign-up pages — it's the primary path for most appraisers.

    • Improved

New tagline on sign-in and sign-up: “Run a smarter appraisal practice.”

    • Improved

Sign-up form simplified — confirm-password field removed (the show-password toggle makes it redundant).

    • Improved

Sign-up via team invitation locks the email field with a “From your invitation” hint and hides the “Already have an account?” link.

    • Improved

Forgot password? link moved inline with the password label on sign-in — cleaner layout.

    • Improved

Terms of Service and Privacy Policy footer added to sign-in and sign-up pages.

  120. v1.0.1

Launch-day fixes — storage buckets, date pickers, address autocomplete

Patch release addressing four issues surfaced during the first production sign-up: missing storage buckets for profile photos and company logos, unresponsive date pickers, address autocomplete failing under the New Places API, and a column-name mismatch that prevented the signup setup form from saving.

    1 Improved6 Fixed
    • Fixed

Profile picture uploads — the profile-photos storage bucket was missing in production.

    • Fixed

Company logo uploads — the company-logos storage bucket was missing in production.

    • Fixed

License date pickers in Settings now respond to year navigation (migrated to react-day-picker v9 API).

    • Fixed

Date-time pickers across the app now open correctly after the underlying calendar component upgrade.

    • Fixed

Address autocomplete on signup, new appraisal, and edit property uses the Places API (New) — works without requiring the legacy Places API to be enabled.

    • Fixed

Signup “Complete Setup” no longer fails silently when saving brand colors — wired to the correct database columns.

    • Improved

Signup form labels brand colors as “Primary” and “Accent” to match Settings.

  121. v1.0.0

Engagement letters, team accounts, and Dropbox lifecycle — production launch

First production release of the new Appraisal Ally platform. Adds AI-drafted engagement letters with per-party Gmail sends, multi-user team accounts with appraiser/assistant pairings, per-appraiser Dropbox folder paths with automatic move-on-completion, company brand colors, and a client portal invitation flow.

    13 New2 Improved4 Fixed
    • New

AI-drafted engagement letter PDFs for private-party assignments (divorce, estate, pre-listing, private cash).

    • New

Multi-party engagement letters: separate PDF per intended user with attorney picker, per-party Gmail send, signed-copy upload, and smart regenerate that preserves already-received parties.

    • New

Per-appraiser engagement letter signer profiles (signature image, title, license credentials) — admins and paired assistants can manage on behalf of appraisers.

    • New

Multi-user team model with APPRAISER/ASSISTANT roles, assistant-appraiser pairings, and a realtime kanban that mirrors stage moves across tabs within seconds.

    • New

    • New

Per-company brand colors with live preview in Settings, applied to engagement letters.

    • New

    • New

    • New

Gmail send infrastructure: send engagement letters from your own Gmail account with PDF attachments — lands in your Sent folder.

    • New

Group related appraisals (e.g. primary + final) for easier navigation.

    • New

Inspection notes section on the appraisal side panel.

    • New

Track who absorbs invoice transaction fees (deducted from client, billed to appraiser, or billed to company).

    • New

Square added as a payment method alongside Stripe, ACH, Check, and Cash.

    • Improved

Honorific-aware salutation in engagement letters (Mr./Mrs./Ms./Mx./Dr.) — falls back to first name when unset.

    • Improved

Appraisal list shows the actual form (e.g. URAR, 1004D) instead of the broad category.

    • Fixed

Signatures moved to a private storage bucket — PDFs embed signature bytes server-side instead of public URLs.

    • Fixed

Invoices with deducted processing fees show as fully paid — allocation math now uses the gross amount the client paid, not the net the bank received.

    • Fixed

Payment side panel's allocatable amount reflects gross client paid, not net to bank.

    • Fixed

Currency formatting in invoice side panel renders cents correctly ($582.30 instead of $582.3).

  122. v0.1.0
